    JOB DESCRIPTION

    Summary/Objective The Superintendent is responsible for the daily supervision of all construction activities on site ensuring the safe, proper, timely, and profitable execution of the project. The Superintendent shall keep daily records of the activities on site as well as records with regards to any regulatory requirements.

    Become a “Knowledgeable Expert”

    Although most superintendents are some of the most experienced and knowledgeable people on the jobsite they may not know everything. “Knowing who knows” is a greater asset than pretending to “Know It All” A great superintendent becomes an expert on the specific job at hand. Learning as much as possible not only about the structure, but also the client and design team's vision is critical in order to assure alignment between project documents and clients desires.

    Be Variable-Focused

    Superintendents must have the ability to vary their focus on myriad of project details while also keeping in mind the “big picture”. This is a balancing act which requires attentiveness, the ability to manage priorities, and experience.

    Be Engaged

    A truly engaged superintendent seeks out opportunities in a project that improve the final product. They reach out to subcontractors and team members for valuable input. In that journey, he or she gains a better understanding of the project, what is of value to all project participants and how to improve the construction experience for all involved.

    Be a Risk Manager

    The superintendent is very often both “the first and last line of risk management.” They must be able to identify, mitigate, or manage any issues that could put the project at risk in the immediate or warrantable future. They must assure that each facet of the project has been completed properly and every team member is working safely and efficiently

    Be Quality-Minded

    The superintendent should strive to ensure that the best quality work is being put in place in accordance with the approved budget. “The Super must make sure that the client gets everything they pay for, without making it difficult for the PM to make sure that the client pays for everything they get.”

    Be Professional

    Superintendents lead their teams by example by following and promoting policies on the job site. They build relationships with team members by promoting integrity, collaboration, and open communication.

    • Coordinate and supervise all construction activities.
    • Direct all field personnel to assure the completion of the project on schedule, within budget, and with top quality workmanship that conforms to the project plans and specifications.
    • Maintain a construction schedule, identify and solve problems.
    • Keep daily records of the activities onsite.
    • Order materials and schedule inspections, as necessary, throughout the process.
    • Assure this efficient and timely install of all materials and products in accordance with the high standards of quality expected by DPC.
    • Thoroughly understands the project plans, specifications, schedules, and budget.
    • Maintain positive relationships with clients, design team, employees, sub-contractors, and vendors.
    • Prepare and supervises completion of a final punch list.
    • Promote and document job site safety, ensuring adherence to company safety policies, encouraging safe work practices, and identifying and addressing job site hazards immediately.
    • Maintains an organized job site, including the construction office.

    Competencies

    • Communication : A good listener with strong verbal & written communication skills.
    • Basic operating computer skills, Outlook, Excel, Word, and tablets.
    • Organization : The ability to plan ahead, create short-term rolling schedules, and provide input on overall project schedules.
    • Collaborative : Willing and able to collaborate with Project Manager and Project Manager Assistants as part of overall Project Team.
    • Building : A broad and detailed knowledge of construction including an understanding of construction techniques, materials, as well as the sub-contractor's work.
    • People Skills : Demonstrate leadership and a strong work ethic, foster collaboration through teaching as well as learning from a diverse workforce; Ability to “keep your cool” in the face of challenges.
    • Additional competencies : Accountability, Demonstrates pride in work, flexibility, leadership, and Strong Work Ethic.

    Supervisory Responsibility

    The position directly supervises employees and subcontractors and carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

    Preferred Education and Experience

    • 10+ years of successful Site Supervision and management of “High End” Single Family Residential Remodel Projects, including remodel and new construction.

    • Experienced in scheduling, ordering, field supervision, quality control, and production of all phases of “High End” Residential Remodeling.

    • Trade schooling or formal Construction Management preferred.

    • Experience using Plangrid, Bluebeam, and Smartsheet.

This position is performed in outside weather conditions. Physically working on the site is essential due to the collaborative and hands-on nature of this position.

    While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.

    The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift or move up to 20 pounds and occasionally lift or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. Physically working on the site are essential due to the collaborative and hands-on nature of this position.

    Position Type/Expected Hours of Work This is a full-time position. Days and hours of work are Monday through Friday, starting time between 7 a.m. and 8:00 a.m., ending time 3:30 p.m. to 4:30 p.m., depending on the project needs, 40 hours per week. Occasional evening and weekend work may be required as job duties demand.
