Director of Maintenance Operations We’re looking for a high-level operator to take our internal maintenance department and turn it into a standalone, scalable company. This is not a maintenance manager role. This is a build-and-run role. You’ll start with an existing pipeline of residential maintenance work from our property management company and be responsible for building the systems, team, and processes to scale it into a high-performing operation. You’ll have real autonomy to build this the right way—dispatching, vendor network, pricing, execution, and overall performance. What You’ll Be Responsible For • Build and scale the maintenance division into a standalone company • Create and optimize systems for dispatching, scheduling, and job tracking • Recruit, onboard, and manage subcontractors and vendors • Establish service standards for speed, quality, and communication • Develop pricing models and ensure strong margins on all work • Oversee day-to-day operations and ensure jobs are completed efficiently • Improve turnaround times and customer satisfaction • Work directly with ownership on strategy, growth, and expansion What We’re Looking For • Strong operator who can build systems and execute • Experience in maintenance, trades, property management, or service-based operations • Proven ability to manage people, vendors, and workflows • Understands how to balance speed, quality, and profitability • Highly organized, accountable, and results-driven • Comfortable making decisions and owning outcomes Compensation & Upside • Competitive base salary • Performance-based bonus tied to volume and efficiency • Profit share opportunities • Clear path to equity/ownership for the right person This role is designed for someone who wants to build something and participate in the upside, not just collect a paycheck. Responsibilities: • Build and scale the maintenance division into a standalone, profitable company • Design and implement systems for dispatching, scheduling, and job tracking • Recruit, onboard, and manage subcontractors and vendors • Oversee daily operations and ensure all work orders are completed efficiently • Establish and enforce service standards for speed, quality, and communication • Develop and manage pricing to ensure strong margins on all work • Monitor KPIs such as turnaround time, cost per job, and vendor performance • Improve operational efficiency and eliminate bottlenecks • Ensure clear communication between tenants, property managers, and vendors • Handle escalations and solve complex operational issues • Build a scalable team structure as the division grows • Work directly with ownership to drive growth and expansion strategy Qualifications: • Proven experience in operations, maintenance, property management, or service-based business • Track record of building, managing, or scaling operations (not just maintaining them) • Strong understanding of residential maintenance (plumbing, electrical, HVAC, general repairs) • Experience managing vendors, subcontractors, or field teams • Ability to build systems, processes, and workflows from scratch • Strong financial awareness—understands pricing, margins, and job costing • Highly organized and able to manage high-volume operations • Strong problem-solving skills and the ability to make decisions quickly • Excellent communication and leadership skills • Comfortable owning results and being accountable for performance Compensation: $80,000 - $125,000 yearly
