    We are expanding into the DFW industrial market—and we’re looking for a Director of Acquisitions, DFW Market Lead to take the reins, build the market, and help lay the foundation for something big.

    Foster deep knowledge of the DFW industrial market - immerse yourself in the market—and stay ahead of it

    Source industrial real estate acquisition opportunities independently

    Underwrite cash flow models of potential acquisition opportunities confidently

    Know how to evaluate underwriting levers, structures, risks, and returns

    Communicate clearly and acquisitions through the pipeline with urgency

    Travel periodically to Chicago for team collaboration and connection

    You’ll thrive in this role if you value ownership and feel confident doing things like:

    Independently driving new acquisitions from sourcing through Closing

    Quickly building credibility and connections in the DFW market

    Managing a pipeline of active acquisitions and presenting opportunities clearly

    Balancing the big picture (market strategy) with the underwriting details

    Wearing multiple hats early on as you help build the DFW office

    In this role, you’ll be accountable to hit metrics like:

    Consistent sourcing of qualified industrial acquisition opportunities

    Strong, growing network of broker, owner, and market relationships

    High conversion rate from sourcing to executed LOIs

    Timely and accurate underwriting analysis

    Active and organized pipeline reporting to the Executive Director of Acquisitions and Investment Committee.

    Compensation

    This role offers a base salary of $110,000, plus three performance-based bonus opportunities tied to both quarterly profitability and long-term investment performance:

    Quarterly Profit Bonus: Earned based on your market’s profitability

    Carried Interest Pool Bonus: Share in company-wide carried interest

    Direct Carried Interest Bonus: Direct upside on deals you source, aligned with long-term investment success

    Ramp-up support: Guaranteed minimums are in place for the first two years to provide income stability as you build your market.
