    Brooklyn, NY

    $250,000–$350,000 + Significant Long-Term Growth Opportunity

    The Business Problem

    The company is actively developing multiple multifamily projects and needs a senior development leader to take full ownership of execution after acquisition.

    Today, ownership remains too involved in driving consultants, approvals, schedules, and project execution.

    The goal is to bring this function in-house and place a proven development operator in charge of moving projects from acquisition through completion.

    Success requires someone who can aggressively drive timelines, solve problems before they become delays, manage complex NYC approvals, and hold every stakeholder accountable.

    This is a high-ownership role for someone who wants to become a true extension of ownership.

    What You Own

    From the moment a project is under contract, you own execution.

    You become the central point of accountability for:

    • Due diligence

    • Entitlements

    • HPD approvals

    • HDC approvals

    • OER approvals

    • MTA coordination

    • Permitting

    • Consultant management

    • Budget oversight

    • Construction execution

    • Project delivery

    Ownership should never have to ask:

    "Who's responsible for this?"

    Responsibilities

    Own Development Execution

    • Lead projects from acquisition through completion.

    • Drive entitlement, zoning, permitting, agency approvals, and pre-construction activities.

    • Identify risks early and remove obstacles before they impact schedules.

    • Ensure projects become shovel-ready as quickly and efficiently as possible.

    Lead Consultants, Contractors & External Partners

    • Select, manage, and hold accountable architects, engineers, expediters, attorneys, consultants, contractors, and construction managers.

    • Drive decision-making and maintain momentum across all project stakeholders.

    • Resolve conflicts and remove bottlenecks quickly.

    Drive Aggressive Project Timelines

    • Push projects through approvals and permitting efficiently.

    • Overlap design, procurement, permitting, and construction whenever possible.

    • Create and manage critical path schedules.

    • Drive projects with urgency while maintaining quality and budget discipline.

    Protect Budgets & Project Performance

    • Maintain full visibility into project budgets, schedules, risks, and milestones.

    • Review contracts, change orders, consultant agreements, and project expenditures.

    • Ensure projects remain aligned with ownership's financial objectives.

    Build Internal Development Infrastructure

    • Help transition development management from outsourced providers to an internal platform.

    • Create repeatable systems, accountability, and reporting.

    • Build the foundation for future development growth.

    Success In This Role Looks Like

    • Projects move from acquisition to shovel-ready without unnecessary delays.

    • HPD, HDC, OER, MTA, DOB, and related approvals are secured efficiently.

    • Consultants and contractors consistently meet deadlines and deliverables.

    • Neighbor disputes, access agreements, and entitlement issues are resolved without impacting critical milestones.

    • Construction schedules are compressed through proactive planning and execution.

    • Ownership has complete visibility into project status while spending less time managing day-to-day execution.

    • Reliance on outsourced Owner's Representatives is substantially reduced.

    Must-Haves

    • Personally led multifamily, mixed-use, or residential developments from acquisition through completion.

    • Deep NYC development experience.

    • Experience managing HPD, HDC, OER, MTA, DOB, and related agency approvals.

    • Proven entitlement, permitting, and zoning experience.

    • Experience negotiating access agreements and managing complex stakeholder issues.

    • Experience managing architects, engineers, attorneys, expediters, consultants, and contractors.

    • Proven ownership of budgets, schedules, and project execution.

    • Ability to operate independently with minimal oversight.
