Position Overview
The Director of Preconstruction is responsible for leading projects during early planning and preconstruction phases. This role oversees estimating, scheduling, design coordination, and cost planning while serving as a key point of contact for clients and internal teams from project concept through construction handoff.
This position provides leadership for preconstruction operations and works closely with business development, design teams, and construction leadership to ensure projects align with budget, schedule, and delivery expectations.
Responsibilities
- Lead preconstruction activities from early concept through permitting
- Oversee estimating and preconstruction team operations
- Coordinate design teams, consultants, and internal stakeholders
- Develop and maintain preconstruction schedules
- Review drawings for constructability, scope alignment, and cost impacts
- Evaluate project budgets at key design milestones
- Identify risks and recommend cost or design adjustments
- Support value engineering efforts and cost optimization strategies
- Coordinate subcontractor pricing and scope coverage
- Track preconstruction progress and provide status updates
- Collaborate with business development during project pursuits
- Establish preconstruction strategy including design, permitting, and delivery approach
- Review consultant scopes and contracts during preconstruction phase
- Ensure required reports, studies, and documentation are tracked and completed
- Facilitate transition from preconstruction to construction team
- Maintain strong relationships with clients, consultants, and internal teams
Qualifications
- 8–10+ years of experience in construction, architecture, or related field
- Experience leading preconstruction or estimating efforts
- Strong understanding of construction systems and methodologies
- Experience with budgeting, scheduling, and cost planning
- Ability to review drawings for constructability and scope alignment
- Experience coordinating consultants and design teams
- Strong communication and leadership skills
- Ability to manage multiple projects simultaneously
