    Job Description:

    The Director of Preconstruction for the Industrial & Data Centers Division leads all estimating and preconstruction efforts for complex industrial and mission-critical construction projects. This role oversees budgeting, procurement strategy, constructability analysis, and client coordination to support successful project execution from early planning through construction turnover.

    Job Responsibilities:

    Lead all preconstruction activities for industrial, mission-critical, and data center construction projects from conceptual design through project award.

    Oversee estimating, budgeting, scheduling, value engineering, procurement planning, and constructability reviews for large-scale industrial and data center developments.

    Manage and mentor preconstruction staff including estimators, preconstruction managers, and coordinators to ensure accurate and timely project deliverables.

    Develop conceptual, schematic, and detailed cost estimates for complex industrial and mission-critical facilities.

    Review drawings, specifications, contracts, and technical requirements to ensure alignment with project scope, client expectations, and operational requirements.

    Coordinate closely with owners, developers, architects, engineers, trade partners, and utility providers throughout the planning and bidding process.

    Lead subcontractor and supplier outreach, bid solicitation, scope development, bid leveling, and procurement strategy for critical systems and long-lead equipment.

    Collaborate with operations and project management teams to support seamless transition from preconstruction into active construction.

    Evaluate project risks, logistics challenges, phasing requirements, and schedule impacts associated with industrial and data center construction.

    Support design-assist and design-build delivery methods by providing real-time cost analysis, constructability input, and scheduling guidance during design development.

    Analyze market conditions, labor availability, material pricing, and supply chain trends affecting industrial and mission-critical construction projects.

    Assist business development and executive leadership with pursuit strategies, client presentations, interviews, and proposal development for new opportunities.

    Develop and maintain estimating standards, preconstruction procedures, historical cost databases, and reporting systems across the division.

    Monitor project feasibility and identify cost-saving opportunities while maintaining quality, safety, and operational performance standards.

    Coordinate preconstruction planning for specialized systems including electrical infrastructure, backup power generation, cooling systems, networking infrastructure, and mission-critical environments.

    Ensure all estimates and project planning activities align with company financial goals, project schedules, and client operational requirements.

    Qualifications:

    Bachelor’s degree in Construction Management, Engineering, or related field preferred.

    10+ years of experience in construction estimating and preconstruction management, with industrial and/or data center project experience preferred.

    Strong knowledge of construction methods, budgeting, scheduling, estimating, and procurement processes.

    Experience managing preconstruction teams and leading complex project pursuits.

    Ability to read and interpret construction drawings and specifications across multiple disciplines.

    Proficiency with estimating and construction management software such as Procore, Bluebeam, Sage, or similar platforms.

    Strong communication, leadership, organizational, and problem-solving skills.

    Experience with mission-critical, industrial, manufacturing, or data center projects strongly preferred.
