You will be working directly with the senior property manager who has over 20 years of asset management experience. Responsibilities: Leasing and Tenant relations: • Finding new tenants • Post ads daily on various rental advertising platforms to generate leads • Respond to inquiries in a timely manner to generate showings • Show the apartments to prospects to generate applications • Screen applicants, manage the leasing process, collecting deposits in a timely manner • Make sure new tenants set up online auto rental payments in a timely manner after moving in • Work with rental agents during lease renewal seasons to ensure prompt leases of all units • Communicate with existing tenants on leasing renewal and other issues throughout the year • Renovation/Construction management • File necessary permits with cities • Finding the right subcontractors Devise the scope of work • Find and purchase materials • Coordinate with subcontractors and suppliers to make sure project completion is on budget and on time • Meet with deliveries and inspections • Maintenance Coordination • Coordinate and communicate with tenants on maintenance issues with handymen and subcontractors • Follow up with the maintenance tasks to ensure satisfactory completion • Meet with deliveries and inspections Record keeping • Keep proper records of all expenses and revenue • Manage and monitor rent collections Qualifications: • 4-year college degree • Self-motivated • Problem solver • Organized • Responsive to requests and inquiries • People person Compensation: $45,000
