    POSITION HIGHLIGHTS: The Multifamily Construction Manager is accountable for acting as company’s representative as it relates to delivering multifamily projects on time and with impeccable quality and attention to detail, while upholding Winchester’s standards for safety, environmental compliance, project tracking, documentation, and handling jobsite interpersonal issues in an appropriate manner. ESSENTIAL DUTIES AND RESPONSIBILITIES:

    Prepares project site and arranges for installation of temporary facilities required for construction

    Conduct preconstruction meetings with critical trades such as grading, concrete, rough framing, plumbing, electrical to determine readiness

    Plan, coordinate, and manage day-to-day project activities to meet project schedule, quality, and budget objectives. Manage all site compliance programs, trade partner compliance with scopes of work, plans and building code, quality standards, environmental laws, sediment and erosion control and health and safety programs

    • Manage trade partners and consultants, including initiating and approving changes, and purchase orders and withholding payment for unsatisfactory work or incomplete work; inspect and approve for payment acceptable work and materials. Manages contract adherence and provides input on trade partner selections and retention.
    • Manages daily logistic of material delivery and labor so that work progresses in a uniform and harmonious manor
    • Document all subcontractor back charges for repairs of damaged work, and other labor required by Winchester Homes to ensure the responsible party pays its share
    • Oversee onsite safety compliance for Winchester employees, customers, visitors, county officials and trade partners; correct and document compliance violations.
    • Manage daily production schedule from permit to delivery and adjust as necessary for current site conditions such that the schedule is always representative of actual conditions.

    Prepare for and conduct all onsite subcontractor meetings

    Work with local building officials to schedule inspections, and re-inspections as required to obtain ultimate project sign-off. Communicates with customers, sales, purchasing, consultants, trade partners, building officials to successfully manage and execute the homebuilding process

    Take ownership and responsibility for the completion of the project punch list, assuring smooth product transition to property/asset management

    Oversee and assist in training assistant superintendent(s), taking responsibility for ensuring employee growth and compliance with all policies and procedures

    Prepare and submit RFIs to the project manager to resolve subcontractor questions

    Complete all necessary paperwork (daily field logs, weekly safety meetings, employee sign in sheets, delivery sign in sheets, RFI requests, change order requests, etc.)

    Approve subcontractors’ invoices with project manager

    Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company

    Ability to work additional hours as necessary to meet business needs

    Develops and maintains good rapport with subcontractors, homeowners, city officials and inspectors

    Exhibit skills and behavior that establish and maintain harmonious working relationships between all members of the team

    Maintain construction inventory of company owned equipment, furniture, and other materials on the jobsite

    Execute company policies and enforces uniformity on construction methods to ensure compliance with quality standards

    Other duties as assigned

     

    POSITION QUALIFICATIONS:

    • High School diploma or General Education Degree (GED) required. Bachelor’s Degree is preferred
    • Minimum 5 years relevant experience with high concentration in multifamily construction
    • Ability to read and understand construction drawings and blueprints, site plan, sediment and erosion control plan, and soils reports. Be able to adjust these plans, as necessary.
    • Experience with use of:
      • Hyphen, Build Pro
      • Enterprise One
      • Microsoft applications, Outlook, Excel, Word, Projects
      • Use of iPad and iPhone
      • Excellent communication skills

      • General knowledge of commercial and residential building industry
        • General Tool usage
        • Scale for plan reading
        • Tools for determining grade elevations
      • Be able to handle multiple projects at one time

      • Ability to delegate and follow up on delegated task with a pleasant and approachable demeanor
