    TRI POINTE HOMES ORANGE COUNTY-LOS ANGELES IS LOOKING FOR AN EXPERIENCED, ENTHUSIASTIC INDIVIDUAL TO JOIN OUR TALENTED GROUP AS A DESIGN STUDIO OPTIONS MANAGER IN OUR IRVINE OFFICE.

     

     

    POSITION HIGHLIGHTS: Responsible for maximizing revenue, rationalizing options (included features and upgrades), cost management and improving operational efficiency of the Design Studio & options program. Working collaboratively with Purchasing, Design Studio, third party vendors and all other Brand/Division team members.

     

    POSITION RESPONSIBILITIES:

    • Model and reinforce actions consistent with the Company’s values, vision and culture and displays core competencies listed on the following page(s).
    • Cultivate positive, teamwork and achievement‐oriented work culture within purchasing team, design team and between departments. Lead by example.
    • Proactively engage in product development and value engineering meetings/initiatives/discussions with internal and external partners to ensure options are appropriately rationalized, cost effective, included features and upgrade options are selected by community, revenue targets are optimized, and continually evaluated for improvements. Keep up with industry trends and research new ideas while being mindful of our premium customer experience.
    • Work collaboratively and communicate effectively with the design studio, options, sales, construction, customer care, trade partners and other team members regarding community included features and option issues that arise.
    • Ensure option administration and management processes and systems (including IT related applications) are setup and utilized for optimal efficiency and provide enhanced management visibility and reporting.  
    • Ensure option requests and change orders are accurate and processed appropriately within department, within scope of company guidelines. Help to minimize customer special requests.
    • Understand and coach team members about purchasing and construction best practices, as well as how to read/evaluate blueprints, and building codes to ensure proper contracting of trades.
    • Follow company expectations and policies on bidding processes, trade partner/vendor selection, business partner relations and national accounts. Ensure understanding and compliance with company policies and internal control procedures.
    • Interface with architects and structural engineers on product development and innovation.
    • Work collaboratively with Brand/Division leadership, Design Studio and Purchasing team members to drive option revenue opportunities through proper execution and education with team members; analyze option reporting by category and community to make suggested changes to offerings and/or pricing based on take rates. Review reporting with local leadership and home office team members.
    • Accurately interpret architectural plans for options and engage in the review/red‐lining of all new plans prior to bidding.
    • Manage budget revisions for all plan changes (frame walks, specification changes, field redline changes, added options, etc.).
    • Review spending variances and engages in cost saving/improvement efforts.
    • Create, compile, and maintain an organized/accurate cost database. Continually update budgets to reflect current costs through regular reporting.
    • Anticipate cost increases, decreases, risk of loss of trades, changes in material availability, commodity trends and the effect that these factors have on any aspect of vertical construction. Ensure that these factors/potential trends are communicated at the brand/division and home office/national level.
    • Work collaboratively with Design Studio team, Purchasing, Sales, and Merchandising team members to ensure options system is reflecting accurately to customers and Design Consultants, and Sales; options system descriptions, photos, and pricing accuracy as well as timely community set up and execution per project; including option kick‐off review meetings with Design Studio team.
    • Work collaboratively with Design Studio team, home office, merchandising team members and trade partners to implement product offering changes in the design studio.
    • Support value engineering efforts, collaboratively with other key members of management, to identify areas for cost improvement while maintaining the balance of quality and design aesthetics.
    • Evaluate and implement best practices to gain efficiency and accuracy and champion new, innovative products and processes for consideration and implementation; keeping updated on industry trends and customer requests.
    • Work collaboratively with purchasing and options team to set margins/pricing, levels, and packaged/grouped options that will support increased sales revenue for the design studio.
    • Anticipate material and labor sourcing constraints and continually source relationships with trades and suppliers within and outside the local market and/or at the national level.
    • Support purchasing to ensure clear understanding regarding Scopes of Work with all trade partners and vendors.
    • Oversee and collaboratively evaluate trade partner/vendor performance with design studio, options, construction/operations, customer care and sales team members to continually improve trade partner performance; ensures adherence to scopes of work, helps with work load balancing and market issues – to ultimately achieve customer satisfaction, quality, safety, job completion & cost containment goals.
    • Understand, support and implement National Account programs at the local level, with manufacturers and vendors for each product, collaboratively working with home office team members.
    • Establish service level needs and performance/quality evaluation criteria for building products, trade partners, vendors and material suppliers.
    • Maintain aspects of the Company’s options and purchasing databases (including E‐One, CRM, Option Systems and other information systems).
    • Interpret documents such as blueprints, scopes of work, company/department policies, contracts, bid proposals, pricing and legal documents.
    • Ensure customer expectations are met utilizing Customer Experience feedback, including running appropriate reports in the customer experience software (Eliant & Transpot).
    • Other Duties as assigned.

     

    POSITION QUALIFICATIONS:

    • Highschool diploma or equivalent combination of education and experience required. BA/BS Degree preferred.
    • A minimum of 3 years of homebuilding purchasing, or options experience preferred.
    • Previous leadership experience required.
    • Strong PC computer skills required, with a high level of proficiency in Microsoft Office Suite (MS Word, MS Excel, MS PowerPoint, and MS Outlook), Adobe Pro and internet-based programs such as Internet Explorer and Google Chrome. Prior experience with Corrigo, Enterprise-One/JD Edwards, ShareFile, DocuSign, Envision and Hyphen Solutions preferred.
