Job Summary
The Construction and Development Accountant is responsible for all construction project’s accounting functions for the company, including but not limited to processing invoices, cutting checks, reconciling vendor statements, review construction contracts, administrative management of lien waivers and insurance contracts, overall budget tracker for project throughout completion. Generally, support the Construction department through accurate and timely financial statements. As part of Elevation Property Management, LLC, this position represents our organizational goals, strategy, and values to our vendors, residents and property teams.

Performs general accounting and administrative functions to meet contractual requirements for operational and basic accounting
Assembles billings packages and bank draw requests in accordance with contract terms and conditions and ensures timely payment
Forecast cash flow based on upcoming projects, expenditures, investments.
Maintain detailed construction budget to actual reports.
Help with implementation of improved department and company processes
Protect organization’s value by keeping information confidential
Work with Fund accounting department and Property Management accounting department.
Analyze and manage for work in progress (WIP) reporting and closing processes
Provides project teams with ad hoc reports and analysis as the need arises
Review of AIA documents
Analyze projects to improve cost management and increase profits
Maintain strong relationships with subcontractors, vendors and suppliers
Ensure that all required documentation, including insurance, bonding, SDI, workers compensation, notices to owners, statutory declarations, and lien waivers is in place
Maintain insurance requirements in compliance with Florida lien statutes
Assist with managing cash flow to ensure appropriate working capital is available for basic outflows.
Assist in setting up and maintaining the project accounting files.
