    POSITION SUMMARY

    The Area Manager is responsible for several multi-family apartment communities. This position supervises all onsite staff to include assistant manager, leasing consultant, service supervisor and service technicians.

    ESSENTIAL JOB FUNCTIONS:

    • Manages the onsite staff, operations and financial performance of the community effectively
    • Serves as the primary representative onsite for Elmington residents, vendors and employees
    • Learns and searches for ways to improve the performance of your community on a continual basis
    • Thinks creatively and goes way beyond the box by conceptualizing new ideas to improve the business
    • Ensures all members of the onsite staff are abiding by federal fair housing standards and all other laws
    • Manages direct reports at the assigned community, including performance management and recommendations to Human Resources with regard to hiring and firing
    • Prepares, locates and compiles information and documents, such as for leasing, evictions and vendors
    • Inspects the property in its entirety for issues with grounds, unit readiness, etc.
    • Maintains neat and consistent resident files onsite in either electronic and/or hardcopy format
    • Responds to issues outside of normal work schedule when required
    • Performs all other duties as assigned

    SPECIFIC EDUCATION OR EXPERIENCE:

    • Bachelor's degree in a field such as management, human services, social work or a related field preferred, though not required
    • 3 or more years of experience in property management
    • Computer proficiency with management software and Microsoft Suite

    PHYSICAL DEMANDS AND WORK ENVIRONMENT:

    • Frequently sit, stand and walk
    • Regularly required to talk or hear
    • Frequently required to use hands or fingers to handle or feel objects, tools or controls
    • Occasionally required to climb or balance, stoop, kneel, crouch or crawl
    • Occasionally lift and/or move up to 25 pounds
    • Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus
    • The noise level in the work environment is usually moderate
    • Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is necessary
