    SUMMARY:

    This position is primarily responsible for directing the financial activities of The Estates at Acqualina. As the Controller of The Estates, this role oversees all aspects of accounting including accounts payable and accounts receivable , ensuring that expenses are accurately recorded in the correct accounting period and that payments are processed in a timely manner. The position also ensures that all receivables are invoiced monthly and collected within the expected timeframe. Additionally, it is responsible for establishing and maintaining processes that guarantee all invoices are handled promptly and efficiently.

    ESSENTIAL DUTIES AND RESPONSIBILITIES:

    Financial Reporting

    • Prepare and review financial statements in accordance with GAAP (or IFRS).
    • Provide accurate and timely internal reports for executive leadership and board members.
    • Ensure compliance with local, state, and federal reporting requirements.
    • Prepares financial statements of all entities, including Income statements, Balance Sheets, and Statements of Cash Flows.
    • Reviews and critiques monthly P&Ls with managers and GM.
    • Ensures all balance sheet accounts are properly accounted for and reconciled monthly.
    • Arranges for audits of select entity accounts as required.

    Budgeting & Forecasting Support

    • Assist in the preparation of the annual operating budget.

    • Monitor budget-to-actual variances and provide actionable insights.

    • Prepares budgets for all entities under control, reviews department budget proposals, and provides supporting documentation.

    • Prepares reports summarizing and forecasting company activity, including daily flash reports, weekly forecasts, etc.

    • Processes invoices.

    • Effectively monitors departmental expenditures to stay within budget, managing labor and purchasing controls.

    Audit, Tax, and Compliance

    • Coordinate and lead external financial audits and prepare audit schedules.

    • Manage tax compliance and work with external tax advisors as needed.

    • Maintain internal controls and implement improvements to safeguard assets.

    • Stays up to date with tax and compliance matters; ensures timely tax filings and remittance of collected taxes.

    • Ensures insurance coverage is maintained, timely paid, and policies are in compliance (COI policies).

    • Develops and maintains written Standard Operating Procedures for accounting processes.

    • Assists with account audits and other compliance-related tasks.

    Experience

    • 5+ years of progressive accounting experience, including at least 2 years in a leadership role

    • Experience in hospitality, real estate, or luxury

    • Familiarity with financial reporting software (e.g., Yardi )

    • Overseeing all accounting functions, including general ledger, accounts payable, receivable, payroll, and fixed assets.

    • Managing accounts payable and receivable, ensuring timely payments and collections, including credit card dispute monitoring.

    • Handling month-end and year-end close processes.

    Skills

    • Financial analysis and reporting skills.

    • Knowledge of tax regulations and compliance.
    • Audit coordination and process documentation.
    • Communication skills for reviewing financial statements and collaborating with department managers.

    SUPERVISORY RESPONSIBILITIES:

    Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include general accounting, training, planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

    EDUCATION AND/OR EXPERIENCE:

    • Master's degree (M. A.) or equivalent; or four to ten years related experience and/or training; or equivalent combination of education and experience.
    • CAM License and or CMA (Certified Management Accountant)
    • Bachelor's degree in Accounting, Finance, or related field (required)
    • CPA designation (strongly preferred)

    LANGUAGE SKILLS:

    Ability to read, analyze, and interpret common technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to write speeches and articles for publication that conform to prescribed style and format. Ability to effectively present information to top management, public groups, and/or boards of directors.

    MATHEMATICAL SKILLS:

    Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

    REASONING ABILITY:

    Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

    COMPUTER SKILLS:

    To perform this job successfully, an individual should have knowledge of Accounting software; Internet software; Payroll systems; Spreadsheet software and Word Processing software.

    WORK ENVIRONMENT:

    This Residential Communities operate seven (7) days a week, twenty-four (24) hours a day. At times it may be necessary to move from accustomed shift if business demands. In addition, I understand that business determines the amount of hours worked and that some weeks will be more than forty (40) hours per week.
