Purpose of Position
To competitively bid and win profitable, commercial, tenant improvement and multi-family projects
through the development of pricing strategies to deliver effective estimates.
Areas of Responsibility
1. OPERATIONS
• Performing constructability and feasibility studies for potential projects and for the coordination of
bid documents, labor productions, subcontractor and vendor pricing, and cost-to-complete
analysis.
• Thoroughly investigates the drawings, specifications, and all available bid documents for his or her
portion of an estimate, and develops an intimate understanding of the unique project
requirements.
• Assembles baseline schedules for bid packages.
• Accurately and timely performs takeoffs and organizes and analyzes the resultant data such that
all project members will be able to understand and easily infer the data.
• Conducts site visits to gather detailed, relevant data on project site conditions and effectively
incorporates this information during the bid process.
• Conducts field visits to existing projects to verify production rates and observe construction
techniques and operations. Adjusts bid methods accordingly.
• Attends project kick off and final close-out meetings with the project management staff.
• Demonstrates comprehensive understanding of the bidding / contract documents and the
potential risks for a project. Makes well-supported recommendations on how to mitigate and
price risks by means of comprehensive contract qualifications and exclusions.
• Interfaces extensively with Project Management staff to communicate any areas of concern
discovered during the estimating process and work cooperatively with project managers to
perform contract “buy-out” activities.
• Interfaces extensively with the Project Management team to identify and highlight any stipulations
and language that must be implemented prior to contract execution.
• Helps develop pricing strategies.
• Organizes and tracks historical pricing data for use in cost escalation forecasting and budget
pricing.
Knowledge, Skills, and Abilities
Education/Experience:
• 4-year degree in Construction Management, Architecture or Civil Engineering; or
5 or more years of relevant construction industry experience with progressively
greater responsibility and proven analytical ability; or a combination thereof.
Capabilities: • Excellent teamwork, communication and people skills a must.
• Strong understanding of the math sciences; geometry, trigonometry, statistic
sand calculus
• Entrepreneurial with a well-rounded business perspective.
• Able to perform well under pressure and can effectively manage deadlines.
