Estimator / Senior Estimator – Division 9 (Industrial Construction)

Overview
We are working with a well-established, family-owned specialty contractor with over 50 years of operating history. The firm is a recognized leader in Division 9 subcontracting, delivering high-volume industrial and commercial projects across regional and national markets.
Due to continued growth and a strong backlog, they are seeking an Estimator or Senior Estimator to support their industrial and tilt-up construction division, with a primary focus on painting, drywall, caulking, and flooring scopes.
This is a long-term opportunity with direct access to ownership, a collaborative preconstruction environment, and clear advancement potential for estimators who want stability and influence.
Key Responsibilities
- Prepare detailed quantity take-offs and pricing for Division 9 scopes, including painting, drywall, caulking, and flooring
- Analyze drawings, specifications, and addenda to develop accurate and competitive bids
- Utilize On-Screen Takeoff (OST), Bluebeam, and internal estimating systems
- Participate in bid reviews, scope alignment, and pricing strategy discussions
- Collaborate closely with preconstruction leadership, ownership, and project management
- Support bid handoff and transition to operations as projects are awarded
- Assist with value engineering, scope clarifications, and negotiated work as needed
Project Profile
- Project Types: Industrial, tilt-up, slab-on-grade, spec warehouse, and select commercial projects
- Typical Project Size: $500K – $5M (Division 9 scopes)
- Delivery Methods: Mix of hard-bid and negotiated work
- Bid Volume: High-volume industrial estimating environment with repeat GC relationships

This role is well-suited for someone who:
- Has experience estimating Division 9 construction scopes
- Is comfortable owning take-offs and pricing from start to finish
- Has exposure to industrial or large commercial construction

Required Experience & Skills
- 3+ years of estimating experience in painting, drywall, caulking, flooring, or related specialty trades
- Strong understanding of construction documents and specifications
- Proficiency with OST and Bluebeam
- Ability to manage multiple bids and deadlines simultaneously
- Clear communication skills and attention to detail
Senior Estimator candidates should bring additional experience reviewing bids, mentoring junior estimators, or supporting pricing strategy.
