    About the Role

    On behalf of our client, we are seeking a Residential Construction Estimator / Takeoff Specialist with hands-on homebuilding experience to support a high-volume residential builder.

    This role is less about traditional estimating and more about accurately performing material takeoffs, validating costs, and ensuring each home is built on a solid financial foundation before construction begins.

    The ideal candidate has a background in residential construction (superintendent, framer, or project manager) and understands how to translate plans into real-world material and labor requirements.

    What You'll Do

    • Perform detailed quantity takeoffs from plans (concrete, lumber, drywall, roofing, etc.)
    • Build and maintain accurate budgets using Excel-based estimating tools
    • Validate subcontractor bids by cross-checking quantities and pricing
    • Maintain pricing across ~10 core spec home plans with 40+ upgrade options each
    • Update budgets and plan variations as material and labor costs change
    • Support a building operation delivering 35–40 homes per year
    • Identify opportunities to improve cost efficiency and consistency across builds

    What We're Looking For

    • Background in residential construction (superintendent, framer, project manager, or similar)
    • Strong understanding of how homes are built (foundations, framing, roofing, etc.)
    • Experience performing or supporting material takeoffs
    • Ability to read and interpret construction plans and drawings
    • Strong Excel skills (existing templates/tools are in place)
    • Detail-oriented and comfortable working independently

    What This Role Is NOT

    • Not a purely administrative estimating role
    • Not focused on commercial construction
    • Not dependent on just collecting subcontractor bids

    Compensation & Benefits

    • Salary: $65,000 – $75,000
