This role offers the flexibility of working as a licensed real estate agent/independent contractor, combined with the structure and support of a team with proven systems for managing condos, townhomes, and single-family homes owned by small independent landlords. Responsibilities: • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing • Collects rent, pays bills, schedules and keeps track of expenditures to help ensure financial goals • Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction • Coordinates and oversees on-site operations including budget implementation, vendor relationships, contractor workmanship, rent collections, accounts payable, etc. to ensure smooth operations of the property • Manage a portfolio of properties throughout the Denver metro area • Direct point of contact for your portfolio, including owners, residents, and vendors, while maintaining strong relationships • Meet and follow up with prospective owner-clients who have contacted Grace Management to present our services • Coordinate resident move-outs and process security deposit returns • Oversee the make-ready process on vacant homes Qualifications: • B.A. preferred, High School Diploma required • Possess ability to connect with a variety of personalities on the phone and in person • Basic understanding of MS Office • A strong moral and ethical foundation—integrity is non-negotiable • Minimum of 2 years’ experience in residential property management • Active Colorado real estate license • Personable, likeable attitude • Strong work ethic and the ability to self-motivate • Confidence balanced with humility • Excellent communication, problem-solving, and organizational skills • Ability to work independently while following proven systems and processes Compensation: $70,000 - $90,000 yearly
