    POSITION TITLE: Project Manager- Mechanical Contractor

    PAY STATUS: Non-exempt

    SUPERVISES: N/A

    PAY RANGE: $100,000-$200,000


     

    General Responsibility:

    Manage/lead construction process, for assigned projects, including buy-out & procurement, financial/job cost management, change order management, submittal/rfis, day-to-day project leadership, etc.

     

    Significant Duties: 

    • Develop internal project schedules to ensure company is successful in meeting owner and general contractor schedule requirements.
    • Develop written change order proposals and present them to customers.
    • Work with a variety of customer types including owners, tenants, developers, general contractors, etc.
    • Perform duties through a variety of project delivery methods including plan & spec, design-build, design-assist, etc.
    • Manage and lead company project team through all phases of construction starting at kick-off meetings through closeout meetings.
    • Support Sales at project start with constructability reviews.
    • Represent the company in meetings with owners, architects, design, and other construction professionals.
    • Manage and cultivate ongoing relationships with existing customers and build relationships with internal team members.
    • Initiate and participate in marketing events and customer interactions (i.e., lunches, sporting events, industry events, entertainment, etc.)
    • Generate new prospective customers through typical business development activities.
    • Perform additional assignments per supervisor’s direction. Develop/expand familiarity with the systems, components, and materials we routinely install as part of our business.
    • Develop/expand understanding of design principles for HVAC, plumbing, controls, and process piping as required to perform preliminary/conceptual designs.
    • Develop/expand understanding of various mechanical system costs.
    • Maintain an up-to-date working knowledge of codes and standards that affect our industry.
    • Maintain an up-to-date working knowledge of industry trends and developing technologies.
    • Establish yourself professionally in the local industry by getting involved in trade and professional organizations and societies.
    • Develop/expand general knowledge in all aspects of the construction industry and our company, such as: project management, job cost and financial reports, safety, insurance and legal.
    • Attending ongoing training as made available by the company to facilitate the personal growth outlined above.


    Requirements/Qualifications:

    • Educational and experience requirements include:
    • Minimum of 3-5 years of commercial construction experience in a related industry (pharmaceutical, life science, hospitals, etc.)
    • S. Management, Engineering, or related
    • I.T. certification (preferred, not required)
    • Equivalent combinations of technical training and/or related experience will be considered for the above qualifications.
    • Strong written and oral communications skills

    Physical Requirements:

    • Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
    • Must be able to lift up to 50 pounds at a time.
    • May require travel.
    • Exposure to characteristic construction site dangers.
