Position Summary:

The Maintenance Technician is responsible for maintaining the physical integrity of the property, ensuring a safe, comfortable, and well-maintained environment for residents and staff. This role includes day-to-day maintenance operations, service request resolution, and make-ready work, with weekend and on-call responsibilities on a rotating schedule.

Key Responsibilities:

Perform timely completion of work orders, service requests, and unit turns

Execute apartment make-ready processes including painting, repairs, and appliance installation

Conduct maintenance and repair duties including:

Plumbing, electrical, basic HVAC, carpentry, locks, appliances, and drywall repair

Complete routine property and vacant unit inspections

Perform preventative maintenance tasks as scheduled

Use and maintain power tools and hand tools in a safe and efficient manner

Help maintain an organized and secured maintenance shop and inventory

Ensure all work is completed in a professional and resident-focused manner

Adhere to all safety and OSHA guidelines

Additional duties as assigned by the Maintenance Supervisor or Property Manager

Qualifications:

Minimum 2 years of general maintenance experience

At least 1 year of apartment or multi-family property maintenance experience preferred

Familiarity with HVAC systems and willingness to obtain certification if not already held

Customer-service oriented with strong interpersonal and communication skills

Ability to work independently and manage multiple tasks efficiently

Must be available for rotating on-call responsibilities, including weekends

Valid driver's license, reliable transportation, and auto insurance required

Must be able to pass a criminal background check and drug screening
