The Property Manager is responsible for maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. We are looking for a Property Manager to be responsible for the direct management oversight of assigned commercial/residential properties. Responsibilities: • Portfolio Management: Take over the management of an existing portfolio of residential and commercial properties, ensuring the highest level of service and satisfaction for property owners and tenants. • Leasing and Tenant Relations: Oversee all aspects of leasing, including marketing vacancies, conducting property showings, screening prospective tenants, and executing lease agreements. Foster positive relationships with tenants to promote tenant retention and satisfaction. • Financial Management: Manage property finances, including rent collection, budgeting, expense tracking, and financial reporting. Implement strategies to maximize property revenue and minimize expenses. • Maintenance and Operations: Coordinate maintenance and repair activities, promptly address tenant requests and maintenance issues, and ensure properties are well-maintained and compliant with all regulations and safety standards. • Business Development: Proactively identify opportunities to grow the property management portfolio through acquisitions, leasing initiatives, and strategic partnerships. Develop and implement strategies to attract new clients and expand market presence. • Compliance and Legal: Stay abreast of all relevant laws, regulations, and industry standards pertaining to property management, ensuring compliance at all times. Handle legal matters and disputes with professionalism and integrity. • Team Collaboration: Collaborate effectively with colleagues, vendors, contractors, and other stakeholders to achieve organizational goals and deliver exceptional service to clients. Qualifications: • Previous experience with Buildium preferred. • 3-5 Years of Property Management Experience preferred. • Clean criminal background check required. • Available After Hours & Weekends for emergencies required. • Valid Texas Real Estate License required. • Knowledge of Texas leases and property management contracts preferred. • Must enjoy working in a fast-paced, team environment. Compensation: $55,000 - $70,000 yearly
