    Weekend hours required including Saturday 9am-5pm

    Extended hours for Marketing events

    The office staff includes assistant managers and leasing associates. Every person need not perform every job listed below every day. However, occasions may arise when an employee’s performance is required in each of the areas listed. Therefore, all staff members should be trained in all aspects of the Rental Office operation and be available to perform these tasks when needed.

    Often, the jobs and duties of the office staff could be considered those of a Property Manager in training. Regional Property Managers often make promotions from the ranks of qualified, proven office staff.

    _ Duties and Responsibilities_

    1. Identify and outline unique selling propositions of the community for marketing and advertising.
    2. Implement marketing strategies and tactics for both lease up and stabilized communities to include preferred employer program (upon RPM approval).
    3. Monitor the effectiveness of advertising sources and marketing initiatives in accordance with the marketing plan.
    4. Oversee and maintain marketing and vendor relationships and make recommendations for change needs based on budget and property needs. Including but not limited to: Modern Message, Lease Hawk, Google, local photographer and internet listing vendors / advertisers.
    5. Manage and direct the community’s marketing, print and internet advertising, sales activities, and other resources to achieve established revenue, occupancy, resident relations, and leasing goals and objectives.
    6. Under the direction of the Property Manager and /or Reginal Property Manager, assist in gathering supporting detail and cost information needed for the creation and ongoing update of the strategic marketing plan / marketing strategies for the community.
    7. Build and maintain relationships with outside contacts to promote the community brand through strategic marketing efforts for business to business networking. Participate with the local apartment association (with budget and RPM approval).
    8. Update the marketing plan quarterly at minimum and more frequently as needed.
    9. Create and track weekly / monthly leasing goals and provide feedback and action plan to leasing team as needed. Meet and exceed sales goals.
    10. Stay up to date with product and submarket awareness by shopping competitors, reading articles and conducting market surveys regularly. Stay up to date with technology and provide recommendation for implementation (with RPM approval).
    11. Create indicated rent study for new development or potential new acquisition as directed by Regional Property Manager or Marketing Coordinator.
    12. Oversee the marketing and leasing efforts of all team members assigned to the community to ensure maximum occupancy and superior lead management skills are utilized.
    13. Under direction of Property Manager / Regional Property Manager or Marketing Coordinator play key role in setting up social media accounts and marketing collateral for new development communities as directed.
    14. Train, mentor and provide ongoing guidance for leasing associates within the community or as assigned by the Property Manager and / or Regional Property Manager.
    15. Ensure all team members within the community are providing exceptional service and experiences as part of the resident retention and engagement focus.
    16. Utilize social media platforms to advertise and maintain on-going communication and interest for the community for current and potential residents. Respond to posts within 3 business days.
    17. Plan, organize, execute, and host resident events and community outreach events.
    18. Maintain a professional and positive appearance and attitude.
    19. Have working knowledge of market(s) for communities under your direction.
    20. Market apartments, including showing available apartments to prospective residents.
    21. Check and/or review the credit, employment and prior rental references of all applicants following Drucker + Falk and Equal Housing Opportunity guidelines.
    22. Prepare Leases and Lease packages.
    23. Collect rents and other fees and deposit them following Drucker + Falk accounting guidelines.
    24. Prepare and/or distribute resident correspondence including, but not limited to, late notices, legal notices, rent increases, lease renewals and warning letters.
    25. Perform typing, filing, leasing, computing and other duties as required.
    26. Represent Drucker + Falk in court for community related actions.
    27. Maintain high standards of resident relations.
    28. Relieve the Property Manager as needed.
    29. Inspect the property as directed.
    30. Supervise specified employees.
    31. Handle maintenance requests according to Drucker + Falk guidelines.
  • Qualifications

    Qualifications

    Associates Degree or equivalent from two-year college or technical school or six months to one year related experience and /or training; or equivalent combination of education and experience. Must have attended college (no minimum credits) or have a minimum six months full or part-time work experience in retail sales or customer service.

    Must have one or more of the following:

    • 4 year Degree
    • 2 year Associates Degree
    • 2 years work experience in retail sales or customer related service
