Assist Property Management Team with all physical facilities needs.
Responsible to know where all shut-off valves, electrical rooms and fire/life safety rooms are and maintains a log of each location for easy emergency access.
Perform routine/preventative maintenance on HVAC, fire/life safety, plumbing, elevator and electrical systems.
Respond to security and safety issues, ensuring all annual requirements are met.
Comfortable with remote technology, strong time management skills and ability to perform duties without on-site instruction.
Perform documented property inspections to prevent risk management issues.
Diagnose problems and repairs. Directly perform minor repairs in the areas of carpentry, plumbing, appliances, HVAC, electrical, roofing, painting, etc.
Track property inventory of equipment and supplies
HVAC – troubleshooting and preventative maintenance. Air filter changing and coil cleaning.
Electrical – re-lamping, ballast replacement and breaker reset.
Roof – perform regular inspections to keep the roof clear of debris and drains open.
Maintain the structural integrity of the building by inspecting foundation, walls and roof.
Ability and knowledge to communicate with vendors, tenants and supervisors.
Incorporates safety protocols while performing all job duties.
Ensure property is safe and cleared during bad weather events.
Evaluate new maintenance techniques for possible time or money savings.
Ability to answer emergency calls during non-work hours.
