Position Overview:
LiveHappy, LLC is seeking a skilled and experienced Facilities Engineer Level 1 to oversee the maintenance and operation of our facilities. The Facilities Engineer Level 1 will be responsible for ensuring the functionality, safety, and efficiency of our physical environment, including buildings, grounds, equipment, and utilities. This role requires strong leadership, strategic planning, and problem-solving skills to manage a wide range of facilities-related activities and projects.
Key Responsibilities:
· Perform routine inspections and preventive maintenance tasks on HVAC, plumbing, electrical, and fire protection systems to ensure optimal performance and safety.
· Troubleshoot and diagnose mechanical and electrical issues in building systems, including pumps, motors, boilers, chillers, and control systems.
· Coordinate with external contractors and vendors for specialized repairs, upgrades, and installations as needed.
· Monitor energy consumption and implement energy conservation measures to reduce costs and enhance sustainability.
· Conduct regular assessments of plant equipment and machinery to identify opportunities for efficiency improvements and reliability enhancements.
· Develop and maintain documentation, including equipment logs, maintenance records, and operating procedures.
· Respond promptly to emergency situations, such as power outages, equipment failures, or environmental incidents, and take appropriate corrective actions.
· Collaborate with Director of Facilites, Chief Engineer, engineers, and other stakeholders to develop long-term maintenance plans and capital improvement projects.
· Stay informed about advancements in building technology, regulations, and industry best practices to recommend innovative solutions and ensure compliance.
· Foster a culture of safety, professionalism, and teamwork among staff members and promote a positive work environment.
· Regularly inspect and maintain electrical systems to ensure they are functioning correctly.
· Troubleshoot and repair electrical faults promptly to minimize downtime.
· Oversee the installation of new electrical systems and equipment.
· Upgrade existing electrical systems to improve efficiency and capacity.
· Ensure all electrical systems comply with local, state, and national codes and regulations.
· Implement and monitor safety protocols to protect personnel and property from electrical hazards.
· Maintain accurate records of electrical inspections, maintenance, and repairs.
· Keep an inventory of electrical components and ensure critical spares are available.
· Design and install electrical panels, ensuring they meet the building’s power distribution needs.
· Customize panels to accommodate specific building requirements and future expansions.
· Conduct regular inspections of electrical panels to ensure they are in good working condition.
· Test panels to verify that all connections and components are functioning correct
· Monitor and manage the electrical load on each panel to prevent overloads.
· Balance loads across panels to optimize performance and reduce wear and tear.
· Upgrade panel components as needed to enhance performance or meet changing requirements.
· Modify panels to incorporate new technologies or accommodate new equipment
· Install motor control systems, including starters, drives, and controllers.
· Commission new motor control systems to ensure they are operating correctly.
· Perform regular maintenance on motor control systems to prevent breakdowns.
· Replace worn or damaged components before they fail.
· Diagnose issues with motor controls and implement repairs to restore functionality.
· Work with other building systems to identify and resolve control-related problems.
· Adjust and fine-tune motor controls to improve energy efficiency.
· Implement control strategies to optimize the performance of motors and driven equipment.
· Use monitoring tools and software to track the performance of motor control systems.
· Analyze data to identify trends and potential issues before they become critical problems.
· Be prepared to respond to electrical emergencies promptly.
· Implement temporary solutions to restore power or control while permanent repairs are planned and executed.
· Communicate effectively with stakeholders, including building occupants, management, and external contractors.
· Stay updated with the latest advancements in electrical and control technologies.
· Pursue continuous education and training to improve skills and knowledge.
· Monitor energy consumption and identify opportunities for reducing energy use
Qualifications:
· Minimum of 3 years of experience in building operations and maintenance, with a focus on plant facilities.
· Proficiency in troubleshooting and repairing mechanical and electrical systems, including HVAC, boilers, pumps, and control systems.
· Strong knowledge of building codes, regulations, and industry standards related to facility management and plant operations.
· Experience with computerized maintenance management systems (CMMS) and building automation systems (BAS).
· Excellent communication skills, with the ability to interact effectively with internal teams, clients, and external partners.
· Demonstrated problem-solving abilities and a proactive approach to identifying and addressing issues.
