Title: Facilities Manager
Location: On-Site
Reports To: Director, FP&A and Operations Finance
Position Summary
The Facilities Manager is responsible for overseeing the daily operations, maintenance, and improvement of Ampera’s office and R&D facilities. This role ensures that facility systems, contractors, safety requirements, and infrastructure projects are managed effectively, on schedule, and within budget.
The ideal candidate is proactive, highly organized, technically knowledgeable, and capable of managing multiple vendors and projects simultaneously in a regulated, engineering-driven environment.
Essential Responsibilities
Facility Operations & Maintenance
Oversee daily operations of various buildings including office and R&D spaces.
Coordinate and supervise contractors for painting, electrical, janitorial, carpet installation, and other facility services.
Manage electrical work, lighting upgrades, and related repairs.
Identify facility repair needs and manage corrective actions.
Ensure proper maintenance of lighting, HVAC, plumbing, and building systems.
Establish and manage waste management and other facility service vendors.
Vendor & Contractor Management
Obtain quotes for facility services and equipment purchases.
Review proposals and provide recommendations for leadership approval.
Schedule contractor work and ensure projects are completed on time and within scope.
Monitor contractor performance and compliance with service agreements.
Serve as a primary point of contact for building management and vendor communications.
Leasehold Improvements & Budget Tracking
Track facility improvement projects and related expenses.
Maintain documentation related to building improvements and landlord agreements.
Coordinate with Finance to support capital expenditure tracking and accounts payable processes.
Space Planning & Infrastructure
Coordinate procurement and installation of facility equipment and infrastructure.
Support building layout updates and space planning initiatives.
Assist with office and R&D space optimization as the organization grows.
Coordinate facility projects such as painting and workspace modifications.
Cleaning & Facility Services
Evaluate janitorial service providers and facility maintenance vendors.
Ensure cleaning and maintenance standards support both office and R&D environments.
Manage service schedules and vendor performance.
Communication & Reporting
Communicate scheduled facility work and building updates to employees.
Maintain documentation related to vendor agreements and service contracts.
Provide updates to leadership regarding facility projects and improvements.
Collaborate with Finance regarding vendor invoices and documentation.
Safety & Compliance
Ensure facility operations comply with applicable safety and operational standards.
Coordinate repairs and improvements with attention to workplace safety.
Maintain organized records related to building systems and facility improvements.
Qualifications
Required
Bachelor’s degree in Facilities Management, Construction Management, Engineering, or related field (or equivalent experience).
5+ years of facilities or property management experience.
Experience managing contractors and service vendors.
Strong budgeting and expense tracking experience.
Proficiency in Microsoft Excel.
Strong organizational and project management skills.
Preferred
Experience managing R&D, laboratory, or industrial facilities.
Familiarity with leasehold improvements and landlord coordination.
Working knowledge of CAD software or experience coordinating building layouts.
Experience in engineering-driven or regulated environments.
Knowledge of building codes and safety compliance standards.
Experience supporting high-growth or startup environments.
Bilingual (English/Spanish).

Work Environment
This role operates in a professional office and research and development environment. The position requires frequent interaction with contractors, engineers, leadership, and finance personnel. The Facilities Manager must be comfortable working in a dynamic, fast-paced advanced technology environment.
