Insero Talent Solutions is recruiting a Facilities and CAPEX Manager for a growing manufacturing company in Rochester, NY.
Purpose of Role:
To ensure that all facilities are safe, efficient, and maintained to support business operations, while managing capital expenditure (CAPEX) projects from planning through execution. This includes budgeting, oversight of contractors, compliance with codes/regulations, and ensuring return on investment in facility upgrades.
Key Responsibilities:
· Develop, execute, and maintain facility maintenance programs (preventive, predictive, corrective).
· Oversee CAPEX projects: plan, budget, scope, schedule, and deliver quality outcomes.
· Evaluate facility needs (structure, mechanical, electrical, plumbing, HVAC, safety, security) and recommend upgrades or repairs.
· Manage and negotiate contracts with vendors, contractors, and service providers.
· Monitor and control CAPEX budgets; track spend, approve invoices, ensure cost controls.
· Ensure compliance with all relevant codes, environmental, health and safety regulations; facilitate inspections and remedial actions.
· Optimize facility operational costs (energy, waste, utilities) through efficiency measures.
· Oversee space management, facility layout changes, and move/changes needs.
· Lead a team of facility maintenance/support staff; hire, train, mentor, evaluate performance.
· Coordinate with other departments (HR, Safety, Production, Finance, Legal) to ensure alignment and compliance.
· Maintain facility records (maintenance logs, CAPEX project documentation, equipment manuals, warranties).
· Establish KPIs for facility performance (uptime, maintenance costs, safety incidents) and produce regular reports.
Skills & Qualifications:
· Bachelor’s degree in Engineering, Facility Management, Construction Management, or related field. Advanced degree a plus.
· Significant experience (5-10+ years) in facility operations and capital projects management.
· Strong budgetary, financial acumen—experience with CAPEX planning, forecasting, ROI analysis.
· Familiarity with building systems (HVAC, electrical, plumbing, roofing, structural), safety/OSHA, building codes, environmental regulations.
· Strong project management skills.
· Vendor/contractor management experience.
· Excellent communication skills, both written and verbal.
· Ability to lead teams and influence cross-functional stakeholders.
· Proficiency with facility management software / project management tools.
Working Conditions:
· Must be able to perform occasional site visits in varying facility environments.
· On-call or emergency response may be required outside normal hours.
