We're on the lookout for a dedicated and highly skilled Disposition Specialist to play a key role in our dynamic team. We're seeking a motivated and dynamic individual to join our team. As an essential member of our wholesale real estate team, you'll have a pivotal role in the successful sale of investment properties, focusing on maximizing profitability and fostering strong buyer relationships. Responsibilities: Property Analysis and Valuation: • Conduct thorough analyses of investment properties to determine their market value and potential returns. • Collaborate with acquisition teams to grasp property details and craft compelling sales proposals. Buyer Engagement: • Identify and cultivate relationships with potential buyers in the real estate investment community. • Proactively engage with investors, brokers, and other stakeholders to understand their investment criteria. Marketing and Presentation: • Develop and implement innovative marketing strategies to showcase investment properties to the target audience. • Create comprehensive property presentations and irresistible marketing materials to highlight investment opportunities. Negotiation and Closing: • Negotiate favorable terms with potential buyers to ensure optimal returns for the company. • Coordinate the closing process, working closely with legal and administrative teams to finalize transactions efficiently. Market Research: • Stay updated on real estate market trends, comparable sales, and investment strategies. • Provide valuable insights and recommendations based on market research to enhance sales strategies. Client Relationship Management: • Cultivate and maintain strong relationships with buyers, ensuring their satisfaction and encouraging repeat business. • Address client inquiries and concerns promptly and professionally. Documentation and Compliance: • Ensure all documentation and contracts are accurate, complete, and compliant with relevant regulations. • Collaborate with legal and compliance teams to mitigate risks and ensure a smooth transaction process. Systems We Use: • Salesforce: Our main CRM for leads and daily operations • Discord: Key communication hub • MLS: Essential for market insights Schedule: • Hours: Monday to Friday, 9:30 AM - 6:00 PM EST • 1-hour lunch break Benefits: • Competitive monthly payment • Attractive commissions • Remote work opportunity • Flexible schedule • Paid time off days Qualifications: • Must have proven experience in real estate sales, particularly in wholesaling or investment sales. • Extensive knowledge of real estate market trends, valuation, and investment analysis is essential. • Excellent communication and negotiation skills are required. • Should be able to work independently and collaboratively in a fast-paced environment. • Familiarity with legal and regulatory requirements in real estate transactions is necessary. Compensation: $50,000 - $60,000
