Abaris Real Estate Management is hiring a Field Inspector to join our Inspections Department immediately. In this role, you'll be the eyes on the ground for our HOA covenant, interior unit, and common area inspection programs, conducting inspections, documenting findings, and producing clear, defensible reports that support Board enforcement and protect community standards and property values. This is a hands-on field role for someone who's organized, detail-oriented, and comfortable working independently across multiple communities. Location: Rockville, MD (office-based coordination with regular field work across MD, DC, and VA). Responsibilities: • Conduct field inspections across assigned communities, including HOA covenant inspections, interior unit inspections, and common area inspections. • Document findings accurately using our inspection system (SnapInspect), including thorough photo documentation and structured notes for each property. • Flag questionable or ambiguous items for Board and manager review rather than making unilateral enforcement calls. • Identify maintenance and risk items during common area inspections and capture non-association issues (e.g., utility outages, municipal items) for property manager follow-up. • Prepare and export structured inspection reports with photos, issue descriptions, location details, and recommended repair types. • Support reinspection and compliance follow-up, tracking cure timelines, and documenting changes between inspection cycles. • Maintain proper classification between homeowner-responsible (covenant) and association-responsible (common area) items. • Attend Board walkthroughs, inspection cycles, and hearing sessions as needed. Qualifications: • Experience in property inspections, property management, compliance, or a related field (preferred, not required for the right candidate). • Familiarity with HOA/condominium governing documents and covenant standards is a plus. • Comfort using inspection or documentation software (SnapInspect or similar preferred). • Strong attention to detail and accuracy in documentation and photography. • Ability to manage multiple communities and timelines while keeping work consistent and on schedule. • Clear communicator who works well with managers, property managers, and homeowners. • Valid driver's license, good driving record, and reliable transportation for regular field travel. We will provide a company car. Compensation: $17 - $18 hourly
