    Job Summary:

    Chief Engineer provides oversight and leadership of all maintenance/engineering operations activities associated with the physical operation of the collection of properties including maintaining the building and physical grounds with particular attention towards safety, security, and asset protection.

    Directs all maintenance operations

    Supervising all aspects of routine maintenance

    Vendor and supplier management on a daily basis

    Organizes and directs all general accounting activities

    Maintains accounting systems that ensure the proper accounting and recording of company resources

    Provides financial statements, analysis, and other key management reports

    Essential Functions:

    Manage the physical operations of the property, including equipment, refrigeration, heating, ventilation and air conditioning, plumbing, water treatment, and electrical systems.

    Ability to operate Building Automation Systems, diagnose deficiencies and take appropriate action for correction.

    Ensure the execution of the property’s preventative maintenance program.

    Develop, implement and manage energy conservation programs for the property to minimize expenses.

    Develop, implement and direct all Emergency Programs.

    Ensure all safety equipment is maintained and conduct inspections and drills.

    Ensure compliance with all local codes and regulations.

    Maintain detailed records of as appropriate for efficient operations of the department and auditing.

    Assist in training employees and maintain accurate records to ensure a safe environment which protects the asset, guests and employees.

    Hire, train, schedule and review the performance of all maintenance personnel.

    Develop and maintain the operational budget within the departmental guidelines.

    Vendor management and execution of competitive bidding process.

    Directs, monitors, and evaluates the activities and performance of the accounts payable and general accounting staff.

    Monitors current department accounting systems and procedures and revises as required.

    Prepares required governmental reports and responds to inquiries.

    Reviews daily cash flow reports and analyzes as required.

    Administers preparation of monthly financial reporting and performs analysis.

    Supervises disbursements of company funds to terms and in line with company policy.

    Prepares financial reports as required by corporate headquarters for issuance to banks.

    Verifies support schedules to general ledger control accounts.

    Identifies additions or deletions to accounts in general ledger to improve control.

    Assures fixed asset physical control and accounting.

    Coordinates year-end audit review for external audit staff.

    Keeps abreast of current trends, practices, and developments in the profession. Makes recommendations for implementation.

    Assumes other special activities and responsibilities from time to time occasionally as directed.

    Performs other duties as assigned.

    Travel

    Local and regional travel is required resulting in overnight trips. This position requires the successful candidate to have a valid Ohio Driver’s license. The successful candidate would have to provide proof that s/he has a valid driver’s license upon being hired.
