FRANKLIN MOUNTAIN PROPERTY SERVICES LLC (FMPS) is an asset and property management company overseeing commercial office building operations in Midland and El Paso, Texas. FMPS is seeking a maintenance professional to join their team in the role of a Facilities Trades Helper. Position is based in our corporate office building located downtown El Paso, we offer competitive pay, benefits, and opportunity for advancement.
JOB SUMMARY:
The Facilities Trades Helper (Maintenance) position is responsible for the general maintenance of internal and external common areas, grounds and facilities of the building as well as completion of routine maintenance orders as assigned.
KNOWEDGE AND SKILLS AND CORE COMPETENCIES:
- Plumbing: Address issues as they arise with sewer drain systems, kitchen/lavatory faucets, commodes, urinals, and automatic flush valves sensors. Assist with the repairs of water softener system, and domestic water booster pump stations.
- Electrical: Repair/replacement of electrical components such as light switches, wall outlets, light bulbs and ballasts, fan coil motors.
- Carpentry: General maintenance of the facilities, wall repairs/painting, ceiling and floor tile, minor carpet repairs, installation/replacement of doors and door hardware, minor concrete repairs, minor roof leak repairs.
- HVAC: Assist HVAC technician with systems repairs and preventive maintenance fan coil unit air filters, fain coil water pumps, evaporator cleaning, chiller system condenser coils, cleaning of electrical controls, chilled/heating circulating water pumps and motors, hot water boilers system and commercial kitchen exhaust air filtration system.
EDUCATION AND EXPERIENCE RERQUIREMENT:
- Minimum 5 years of building maintenance experience required, with working knowledge of carpentry, electrical, HVAC and plumbing trades.
- Bi-Lingual (English/Spanish) strongly preferred.
- Able to work weekends and evenings, as necessary.
PHYSICAL DEMANDS:
This job will require constant squatting, stooping, twisting, reaching, standing, bending and/or kneeling. Frequent lifting and carrying of objects that exceed 50 lbs., and on occasion pushing/pulling of objects that exceed 50 lbs.
