The primary role of a Loan Processor is to successfully manage the loan file and to take all necessary steps in accordance with internal policies and procedures to bring the transaction to a clear to close status and ultimately fund the loan. The Loan Processor will work within the assigned team, adhere to time frames, and work with multiple Loan Officers to satisfy all conditions of approval within regulatory guidelines. The Loan Processor will utilize systems and technology including a Loan Origination System, Automated Underwriting System, and accessing vendor applications via the internet. The Loan Processor will maintain a working knowledge of Conventional, FHA, and VA guidelines as required. Compensation includes base salary and bonus, coupled with a competitive benefits package. Responsibilities: Document the loan process from origination to approval through our system Secure property and loan documentation to process mortgage loan files such as appraisals, inspections, title searches, site surveys, contracts, and property tax records Decide the creditworthiness and complete the mortgage loan application by working with the borrower to obtain necessary and verified financial documentation, such as credit reports Ensure loan files meet lending and regulatory guidelines and policies Assemble and submit loan packages to the lender underwriters for approval or denial • Review applications and loan documents for completeness and accuracy ensuring compliance with GTG Financial, Inc’s policies and procedures, as well as state and federal regulatory requirements • Ability to calculate income, analyze credit reports and review asset statements in accordance to Lender, Agency, and Government requirements • Verify the accuracy and integrity of all loan data entered into both Calyx Point and Lender Origination System including but not limited to names, addresses, government monitoring information, loan information, loan amount, interest rate, terms, lock-in expiration dates, assets as well as income • Establish frequent and open communication with Loan Officer, obtains the required preliminary documentation and subsequent conditions as required on the commitment provides regular status updates to all internal and external parties on the loan • Review automated underwriting verification messages/approval conditions on first-lien loans • Review and interpret automated underwriting findings. As needed, address any inconsistencies identified in the Automated Underwriting System's findings reports • Create complete submission packages per specified lender requirements and submit to the lender for initial loan approval • Prepare loan file for initial disclosures within accordance of regulatory laws and timelines • Request and manage the timely return of required documentation from Client’s/Loan Officers including all third-party documents required for loan approval. Review and analyze all documentation received and determine acceptability • Review appraisals to ensure that the required level of appraisal fieldwork has been completed, that they are of professional quality and are prepared in a way that is consistent with lender, agency, and government requirements • Maintain compliance tracking and milestones by updating the loan file’s status in Calyx Point, as required • Update, review and monitor loans In process pipeline to check/maintain expiring locks, estimated closing dates, paying attention to document dates, as well as aged or stagnant loans • Request initial closing disclosure and loan documents • Review estimated settlement statement for accuracy and track fees accurately. Reconcile final funds for closing and adjusting figures as needed • Coordinates loan closing with Loan Officer and with the lenders funding department • Perform other duties as assigned Qualifications: Superb analytical skills, time management skills, and attention to detail We prefer an Associate’s degree in accounting, finance, or business - High school diploma or GED required 2 years minimum experience in loan processing required Must have excellent written and verbal communication skills FHA, FHLB, FNMA, or VA loan product knowledge and mortgage lending experience required • Demonstrate the ability to operate independently and meet deadlines in time-sensitive situations • Thorough knowledge of loan processing and closing policies, procedures, documents, underwriting requirements, governmental and agency requirements, terminology, and automated processing systems • Demonstrate excellent communication skills and customer service • Working knowledge of Caylx Point • Prior loan processing experience is required Compensation: $38,000 - $48,000 yearly
