Chestnut Run Innovation & Science Park (CRISP) is a 164-acre, cutting-edge innovation campus located in Wilmington’s Greenville area. With roughly 1.3 million square feet of labs, research facilities, and advanced manufacturing space, CRISP functions as a thriving center for scientific progress, technological development, and business innovation. The campus sits just four miles from downtown Wilmington and only a quarter mile from Barley Mill Plaza—a growing mixed-use community offering new housing, retail, and the region’s first Wegmans—providing exceptional convenience and access to amenities. The General Manager is central to shaping the overall tenant and stakeholder experience, ensuring the campus operates at the highest level of quality and efficiency. This role is responsible for property operations, financial stewardship, tenant relations, and close coordination with leasing and development teams. As the primary operational leader and on-site representative of CRISP, the Campus Director establishes strong relationships with tenants, vendors, government partners, and internal staff to create a safe, engaging, and collaborative environment that supports long-term campus success. Responsibilities: Tenant Customer Experience • Manage the tenant move-in process, renewals, and expansions. • Maintain proactive relationships with tenants through regular site visits, communication, and problem resolution. • Ensure tenant service requests are addressed, with a focus on 100% satisfaction. • Act as a trusted resource, consistently exceeding customer service expectations. Campus Operations Maintenance • Oversee all building systems, equipment, and grounds across CRISP. • Direct emergency preparedness, safety training, and preventive maintenance programs. • Own the overall appearance and presentation of the campus at all times. • Coordinate and supervise construction and tenant fit-out projects, ensuring minimal disruption to ongoing operations. Financial Management • Develop, manage, and monitor annual operating and capital budgets. • Prepare monthly and quarterly variance reports and ensure compliance with management, joint venture, and lender requirements. • Review contracts, invoices, and expense reports; oversee accounts receivable collections. • Identify and implement strategies to increase income, reduce expenditures, and enhance long-term value. Leadership & Team Management • Hire, train, and supervise the property management team, including but not limited to the Director of Facility Management, Property Manager, Property Administrator, and Tenant Service Technicians. • Conduct annual performance evaluations, set measurable goals, and foster a collaborative, high-performing team culture. • Model CRISP’s values of service, accountability, and innovation. Strategic & Cross-Functional Collaboration • Partner with Leasing, Development, and Marketing teams to support tenant retention, campus growth, and special events. • Provide operational input during development and capital planning to ensure efficient outcomes. • Represent CRISP in coordination with external stakeholders, including city agencies, contractors, and community groups. • Lead or participate in special projects (e.g., tax appeals, purchasing initiatives, VIP tours, and groundbreakings). Qualifications: Education: • Bachelor’s degree required; CCIM, CPM, or RPA designation preferred. Experience: • 8–10 years of commercial property, research park, or campus management experience. Licensing: • Delaware Real Estate Sales License preferred. Valid driver’s license and reliable transportation required.
