    Job Description

    POSITION SUMMARY: Perform all procedures required for efficient and accurate closing of all types of residential loans. Work with Loan Officers and Closing Agents to schedule loans in a timely manner. Provide courteous and cooperative support to customers, both internal and external.

     

    RESPONSIBILITIES:

    Process documentation and data management for loans such as:

    ·         Complete a Quality Control check on each file closing to ensure data integrity is correct.

    ·         Understand investor closing requirements for specialty closing situations, ie. Trusts, Powers of Attorney, etc.

    ·         Verify all the necessary fees and invoices are in file for complete disclosure.

    ·         Review Loan Estimate (LE) disclosures for compliance to TRID and RESPA, including Change of Circumstance (COC) to ensure valid increases.

    ·         Enter loan data completely and correctly into the loan origination system (Encompass) ensuring the Closing Disclosure (CD)  disclosures are accurate and complete

    ·         Prepare the preliminary and final CD in accordance with RESPA, TILA and TRID requirements.

    ·         Ensure loan passes all compliance tests prior to issuing a closing package.

    ·         Ensure the CD is sent out within the required time frame to ensure a timely closing.

    ·         Communicate effectively with Closing Agents regarding any changes that may be required prior to closing.

    ·         Produce and send a closing package in accordance with loan and property type, meeting compliance requirements.

    ·         Assist post closing with insuring, final docs if required.

    ·         Perform required regulatory testing and retain documentation of results in each loan file

    ·         Updating of various reports for accounting and secondary.

    ·          Provide exceptional customer service and timely responses in support of internal and external customers.

    ·         Strict adherence to all state and federal regulations and company policies and procedures as stated in the loan policy manual, including confidentiality and security.

    ·         Assume additional responsibilities as required or requested by management.

     

    Maintain loan files, ensuring that they are complete and in compliance including but not limited to:

    ·         Closing documentation

    ·         Credit documentation

    ·         Customer information

    ·         Appraisal data

    ·         Regulatory compliance forms & disclosures

    ·         Regulatory testing

    ·         Insurance requirements, which may include flood, hazard, PMI, etc.

     

    KNOWLEDGE, SKILLS, REQUIREMENTS:

    •         3 years or more Mortgage Loan Closing experience closing or post closing Conventional, FHA, VA, and USDA loans

    •         Able to strictly follow instructions, policies, procedures, and confidential protocol.

    •         Adhere and comply with all applicable Federal and State regulations, as well as company policies and procedures.

    •         General banking knowledge.

    •         Well-developed verbal and written communication skills.

    •         Solid computer skills including Encompass, Outlook, Microsoft Word, and Excel applications.

    •         Attention to detail, ability to meet deadlines.

    •         Ability to work independently, and closely and harmoniously with others in a fast-paced environment.

    •         Ability to work an 8 hour day (8am to 5pm, 8:30am to 5:30pm, 9am to 6pm) (One hour lunch & two 10 minute breaks)

    •         Ability to work efficiently from home, if needed.

    •         Excellent customer service skills.

     

    PHYSICAL DEMANDS AND CONDITION REQUIREMENTS:

    •         General office environment.

    o   Sitting for long periods of time

    o    Working in a cubicle setting with groups of 4 or more
