Green Springs Capital Group LLC is seeking a dedicated Property and Maintenance Manager to oversee our properties and ensure they are maintained to the highest standards. If you have a passion for property management, a keen eye for detail, and the ability to manage both the administrative and maintenance aspects of property management, we encourage you to apply! Compensation: • Salary Range: $55,000 - $65,000 • Dental Insurance • Flexible schedule • Health insurance • Paid time off • Professional development assistance Responsibilities: • Property Maintenance : Perform light electrical work and plumbing tasks. • Provide consistent, positive experiences for residents and guests. • Conduct maintenance and repairs in apartment communities. • Tasks include plumbing, electrical work, painting, cleaning, construction, demolition, landscaping, snow removal, pest control, and more. • Tenant Relations : Build and maintain positive relationships with tenants, addressing their maintenance requests promptly and effectively. • Vendor Management : Collaborate with contractors and service providers, negotiate contracts, and ensure work is completed to satisfaction and within budget. • Leasing and Administration : Oversee the leasing process, from advertising vacancies and conducting property tours to screening applicants and executing lease agreements. • Financial Management : Prepare and manage property budgets, track expenses, and monitor rent collection to meet financial objectives. • Legal Compliance : Stay updated on local and state housing laws and regulations, ensuring properties remain compliant. • Property Inspections : Conduct regular property inspections to identify maintenance needs, safety concerns, and opportunities for improvement. Qualifications: • At least 2 years of related experience. • Experience in light electrical work and plumbing. • Comfortable with technology. • Strong problem-solving skills and a sense of urgency. • Clean driving record and access to reliable transportation. • Attention to detail and ability to deliver high-quality, exceptional work/repairs. • Must own your own tools and transportation. • Lift and carry items weighing 50+ lbs. and perform physical tasks. • Background check and drug test required. Non-smoker. • Availability for the following schedule: Day shift, Monday to Friday, on-call availability, and willingness to work weekends as needed. • Must be comfortable with the following work setting: construction site, in-person work, and outdoor work.
