As the first impression of our community, the Groundskeeper plays a key role in keeping the property clean, inviting, and well-maintained. This role focuses on maintaining curb appeal, refreshing common areas, and supporting the maintenance team with light make-ready tasks. Grounds & Exterior Maintenance
· Maintain cleanliness and order of all outdoor and shared common areas including the grounds, pool, laundry rooms, and mail centers.
· Pick up trash and debris daily to keep the property looking sharp and cared for.
· Spray down and straighten pool furniture and amenity spaces to ensure a fresh, inviting look.
· Clean breezeways, stairwells, trash enclosures, and entryways on a consistent schedule.
· Change lightbulbs and complete basic outdoor upkeep to maintain visibility and safety.
Turnover & Unit Support
· Assist with apartment make-ready tasks such as removing debris, changing air filters, caulking, or dusting vents.
· Support light cleaning or touch-up painting of vacant units.
· Help move or install appliances under the direction of maintenance leadership.
· Follow entry protocols when accessing units and leave spaces clean and organized when finished.
Team Support & Communication
· Coordinate daily tasks with the Maintenance Supervisor or Assistant Maintenance Supervisor.
· Report needed repairs, hazards, or low inventory of tools and supplies.
· Assist with after-hours emergency responses when scheduled.
· Greet residents professionally and help create a safe, respectful atmosphere around the property.
· High school diploma or equivalent required.
· Previous experience in groundskeeping, janitorial work, or general labor preferred.
· Comfortable working outdoors in all weather conditions.
· Able to lift up to 100 lbs and complete physical tasks such as walking, bending, and carrying tools.
· Punctual, organized, and respectful in both independent and team settings.
· Willingness to assist with minor maintenance responsibilities as needed.
· Dependable and consistent work ethic.
· Attention to property appearance and cleanliness.
· Professional and approachable communication style.
· Willingness to support team goals and daily operations.
· Awareness of safety procedures and pride in the community environment.
· Primarily outdoor position with frequent exposure to varying weather conditions.
· Regular physical activity including lifting, walking, bending, and climbing stairs. May include occasional after-hours responsibilities as needed for emergencies.
