    Position Overview

We manage a diverse portfolio of residential and commercial properties and are looking for a Groundskeeper/Maintenance Porter to provide cleaning support at The Schoolhouse District, our community in Woodinville, WA.

    In this role, you'll play a key part in ensuring our community looks its best each day by maintaining clean, safe, and welcoming common areas for our residents, prospects, and guests. Please note: This role follows an afternoon-evening schedule, including weekend shifts.     Responsibilities

    • Maintaining cleanliness of interiors of buildings, including lobbies, hallways, elevators, stairwells, glass doors/ windows, and floors.
    • Maintaining cleanliness of exterior of areas, including sidewalks, walkways, driveways, garages, flower beds, glass windows/doors, and outside tables, benches, trash cans, etc.
    • Raking leaves and sweeping/blowing walkways free of debris.
    • Pressure washing as needed.
    • Taking large dumpsters out to the curb with pallet jack.
    • Restocking public bathroom supplies.
    • Keeping inventory of cleaning supplies and reporting when cleaning supplies or materials need to be replaced or ordered.
    • Collecting and disposing of trash and recycling.
    • Reporting maintenance or safety concerns to Maintenance Supervisor.
    • Providing friendly, helpful service to residents, guests, and teammates while working in shared spaces.
    • Communicating real-time issues, supply needs, and observations to Maintenance Supervisor.
    • Following safety procedures, including proper handling and labeling of cleaning products, use of PPE, and spill/hazmat guidelines.

    Qualifications

    • Some knowledge of job tools such as cleaning tools and solutions
    • Prior experience with groundskeeping or landscaping preferred
    • Must be able to work well in a team as well as individually
    • Must be able to follow directions and communicate real-time issues with their assigned buildings
    • Must be able to follow a set schedule and adapt to changes in that schedule
    • Must be able to perform the physical demands of the job with or without reasonable accommodations
    • Must be a reliable, organized, motivated, professional
    • Comfortable working an afternoon-evening schedule and weekends

    Compensation

    • Pay Range: $20.00-$23.25 per hour (new hire starting range: new hires typically start between $20.00-$21.00 per hour). The placement within the range is based on factors such as prior experience, education/training, and work performance.
    • Renewal Bonuses: $150 divided amongst eligible onsite team members

    90-Day Introductory Period

    We use a 90-day introductory period to help new team members get oriented, learn the role, and build confidence in their work. This time allows for training, feedback, and mutual alignment on expectations. At the end of the introductory period, we evaluate progress and fit to determine next steps.

    Physical Requirements and Working Conditions

    • Regular walking, standing, bending, reaching, and use of stairs throughout the property.
    • Lifting, carrying, pushing, or pulling items up to 35 lbs independently, and occasionally over 50 lbs with assistance.
    • Performing routine and repetitive cleaning tasks such as sweeping, mopping, wiping surfaces, and trash removal.
    • Operating lightweight machinery such as leaf blower and pressure washers.
    • Frequently working in both indoor and outdoor areas year-round.
    • Exposure to varying weather conditions, cleaning chemicals, dust, odors, and noise from equipment.

    Schedule

    • 8-hour shift
    • Schedule will tentatively be 12:00 pm – 9:00 pm Wednesday-Friday and 1:00 pm – 10:00 pm Saturday and Sunday. Days off: Monday/Tuesday. * Days off are subject to change based on business needs, but will consistently be 2 consecutive days off.
