    Opportunity: Director of Real Estate Finance HHM Hotels is a leading hotel management and investment company with a portfolio of over 240 hotels and resorts spanning North America. The organization takes pride in operating over 50 independent luxury and lifestyle hotels as well as premium branded hotels in urban and resort markets. This role is based in our Philadelphia Corporate Office but will require some travel throughout North America. Responsibilities: Essential Job Functions • Track entity-level cash flows for each investment and proactively identify opportunities for distributions and capital call needs • Track Financial Covenants in Loan Agreement tests • Perform modeling and sensitivity analysis for all loan agreement covenants and identify risk in achieving covenants • Create analysis for loan tests including DSCR and Debt Yield tests for new debt origination • Responsible for compliance and reporting functions related to the loans, coordinating with accounting personnel to ensure all financial statements reporting requirements are met • Review loan documents and assist with the loan closing process, including handling all lender and third-party deliverables • Track loan maturities and flag to Asset Management and Investments • Assist with refinancings and loan modifications • Manage existing lender relationships and ongoing communication including monthly lender update calls • Track capex and FF&E spending across all investments and provide reporting on capex spending as required by stakeholders • Manage Lender Draw process for Capex, FF&E reserve, Insurance, and RE Tax reserves • Assist with the Annual Budgeting process for all investments • Assist Acquisitions and Asset Management on financial due diligence related to new investments • Manage JV partner communications related to entity-level financials • Assist CIO and Head of Asset Management on varied ad hoc analysis projects Qualifications: Position Requirements • Minimum 7 years experience in a finance position with multi-unit oversight • Undergrad in Finance and/or Accounting (MBA preferred)
