The Alexander Company is on the lookout for a motivated Property Manager to join our team, providing crucial support to an apartment community in Madison WI. If you thrive in a dynamic environment, excel at problem-solving, and have a knack for fostering positive tenant relations, we want to hear from you!

     

    Responsibilities:

     

    On-Site Support:

    • Fill in on-site as needed for day-to-day property management tasks.

    • Handle leasing, maintenance oversight, and tenant relations with finesse.

     

    Flexible Coverage:

    • Work a dynamic schedule to meet on-site demands, including evenings and weekends.

    • Respond promptly to urgent on-site situations and emergencies.

    Communication:

    • Maintain transparent communication with on-site teams and management.

    • Provide regular updates on property status, challenges, and achievements.

     

    Property Familiarity:

    • Get acquainted with properties, understanding unique features, resident demographics, and protocols.

    Leasing Responsibilities:

    • Greet, qualify, and conduct showings for prospective renters.

    • Process applications in Onesite software.

    • Ensure accurate availability on advertising platforms and property websites.

    • Conduct market studies and review concessions monthly.


    Tenant Relations:

    • Address resident concerns promptly and enforce community policies.

    • Organize and promote resident events.

    • Utilize our community platform for enhanced communication and online payments.

    Management Responsibilities:

    • Complete rent collection and follow up on delinquencies.

    • Monitor work orders, purchases, and review invoices for accuracy.

    • Oversee projects, maintenance, and property inspections.

    • Assist in compliance, reporting, and investor communication.

    Qualifications:

    • 3+ years of property management experience.

    • Previous LIHTC/Section 8 experience preferred

    • Computer proficiency (MS Office)
