  • Responsibilities

    Job Summary:

    A Leasing Specialist will assist the Property Management team with leasing their properties to prospective resident(s). This will include marketing properties, showing homes available for viewing, helping applicants through the screening process and ensuring move-in packets are collected prior to move in. 

    Essential Job Duties and Responsibilities:

    • Track, manage and follow-up on all incoming guest cards gathered from the call center, website, social media, email, etc.
    • Use diligent effort to lease the Property including, but not limited to: listing property in Zillow, local outreach marketing, etc.
    • Negotiate leases in accordance with the terms provided by Owner.
    • Furnish information to and assist Owner in leasing the Property.
    • Assist prospective resident in completing the resident application.
    • Use Owner’s name and branded material in connection with the marketing or advertising of the Property, unless otherwise approved by Owner.
    • Compensate any sub-agents or cooperating brokers in the transaction.
    • Not discriminate against a prospective resident with regard to race, color, religion, sex, handicap, familial status, national origin or any other classes protected by state or local law, and not to ask or expect Owner to impose such restrictions on the rental of the Property.

    Company

    • Deliver excellent customer service during all interaction with clients, associates, peers, support groups, suppliers and residents.
    • Comply with all Company Standards, applicable health and safety rules and regulations, as well as applicable local, state and federal laws.

     

    Education and/or Experience

    o   High school diploma or equivalent

    o   Minimum of two years single-family rental experience is preferred

    Skills/Specialized Knowledge

    o   Knowledge of Landlord Tenant Act.

    o   Ability to read, write, understand, and communicate in English.

    o   Ability to use a computer proficiently, including Microsoft Outlook, Word, Excel and Yardi or other accounting software.

    o   Ability to use general office equipment, such as telephone, fax machine, printer, and copier.

    o   Excellent customer service and interpersonal skills.

    o   Professional verbal and written communication skills.

    o   Strong organizational and time-management skills.

    o   Ability to perform moderate mathematical and accounting functions.

    o   Comprehension of Federal Fair Housing laws and any applicable local housing provisions.

    o   Ability to make quick and effective decisions.

    o   Ability to identify, analyze, and resolve issues.

    o   Ability to be flexible and quickly adapt to changing business needs and processes.

    o   Ability to exercise independent judgment and maintain confidentiality.

    Required Licenses or Certifications

    o   Current driver’s license.

    o   Real estate license required.

    o   Other licenses and/or certifications as required by state law.

    Other Requirements

    • Ability to be reachable via phone and/or email at all times. ~~except~~ ~~ during approved time off.~~
    • Ability to work weekends and non-traditional holidays.
    • Must be available to work on-call or when needed due to staffing shortages.
    • Extensive travel within assigned portfolio required.
    • Standing, walking, and/or sitting for extended periods of time.
    • Frequent climbing, standing, use of fingers, handling, feeling, talking, and hearing.
    • Moderate stopping and lifting.
    • Ability to lift and/or move up to 25 pounds.
    • Ability to compare, copy, compute, compile, analyze, coordinate, synthesize, negotiate, communicate and instruct.
    • Ability to tolerate stressful situations.
    • Ability to work under minimal supervision.
    • All other duties assigned.

    Work Environment

    • Standard office working environment.
    • Reports to Director of Leasing.
