    Job Description

    We are seeking an experienced, full time Head of Maintenance that oversees the maintenance team at Colonial Inn and assumes all administrative, financial and operating aspects related to engineering and maintenance. Primary responsibilities would include fixing and maintaining plumbing, electrical, HVAC and general building infrastructure, making sure all mechanical areas of the hotel are operating correctly within the preventative and budgetary guidelines set forth by management. The ideal candidate must have a great attitude and excellent interpersonal communication skills.

    Key Responsibilities

    Develop and implement long-term engineering strategies aligned with company objectives.

    Recruit, hire, train, and mentor high-performing engineering and maintenance teams.

    Ensure technical excellence, safety compliance, and quality standards across all engineering functions.

    Oversee planning, execution, and completion of engineering projects on time and within budget.

    Manage department budgets, labor, equipment, and resources effectively.

    Perform scheduled maintenance on guest rooms, public areas, and equipment (HVAC, boilers, kitchen/laundry equipment) to prevent disruptions.

    Develop and direct preventive maintenance programs to protect the asset and enhance reliability.

    Complete work orders for painting, patching walls, replacing light bulbs, repairing furniture, and fixing plumbing fixtures.

    Collaborate with Housekeeping, Front Desk, F&B, Sales, and other departments to ensure operational alignment.

    Respond promptly and courteously to guest requests for repairs in their rooms.

    Maintain the exterior of the hotel, including landscaping, lighting, and removal of snow, leaves and/or debris.

    Adhere to all OSHA safety regulations, maintain Safety Data Sheets, handle chemicals securely, and maintain pool/spa chemical levels.

    Notify management of major repairs, monitor inventory of supplies, and keep maintenance logs.

    Ensure compliance with all local, state, and federal regulations and brand standards.

    Provide hands-on leadership, troubleshooting, and technical guidance when needed.

    Drive continuous improvement in energy management, sustainability, and safety systems.

    Required Skills and Qualifications

    Experience: At least 5 years in maintenance, construction, or technical trades required.

    Technical Skills: Proficiency in plumbing, electrical, carpentry, HVAC, and general repairs.

    Physical Ability: Ability to lift up to 50 pounds, stand/walk for long periods, climb ladders, and work in varied indoor/outdoor conditions.

    Communication: Strong customer service skills to interact with guests and staff.

    Tools: Proficient in using hand and power tools.

    Education: High school diploma or equivalent required.

    Licenses: Valid Driver’s License required.
