Job Description

For over 60 years, Heatherwood Luxury Rentals has been building upscale residential rental communities, commercial properties and luxury urban spaces. As Legal Counsel for Heatherwood Communities, you will deliver legal services and advice regarding company policies, real estate development, risk management, prevailing wage compliance, and regulatory compliance. This position is for a candidate who is interested in all legal practices relating to real estate development, including corporate governance, financing, real estate acquisition, and construction & development. The position will interact with senior executives and all the business teams within the organization.

RESPONSIBILITIES:

• Provide legal support to the Company’s leadership team and operations of the company’s NYC and LI real estate portfolio, including assisting in the preparation of term sheets and RFPs, providing transactional legal advice, drafting and negotiation of commercial real estate lease documents, construction project contracts, purchase and sale agreements and facilities-related contracts (leases, lease amendments, subleases, SNDAs, estoppel certificates, facilities management contracts and other service contracts, etc.,).
• Advise on complex legal matters, analyze legal (and business, where applicable) issues, negotiate legal and commercial issues and solve intricate problems using sounded legal judgment and expertise, with minimal supervision.
• Maintain responsibility and accountability for managing risk by evaluating legal issues proactively and responsively.
• Manage litigation and external counsel as appropriate with consideration to budgeting, strategic planning, outside counsel fees and expense management
• Strong understanding of prevailing wage and NYC wage standards, specifically real property tax law §421-a and NYC administrative code §6-130
• Participate in the formulation and revision of the internal policies such as the Employees’ Handbook and the Company Regulations.
• Oversee the legal department; direct litigations including budget, resolution strategies, and supervising outside legal counsel relationships.

EXPERIENCE & REQUIREMENTS:

• 5+ years of experience at a law firm or corporate in-house legal department.
• 2-3+ years Real Estate Law or Real Estate Development Law related experience.
• 5+ Attorney/Lawyer Work Experience

EDUCATION:

• Minimum: Bachelor’s Degree
• Master’s Degree in Business, Law, Justice, or related field is preferred
• Real Estate License is a plus
• New York State Bar

Heatherwood is willing to do some training with the right technician, but they MUST have experience with the duties below.
