    POSITION TITLE:          ASSISTANT ASSET MANAGER

    DEPARTMENT:             Asset Management

    CLASSIFICATION:         Fulltime, Exempt

    SUPERVISOR:              Reports to the Director of Asset Management

    Hollywood Community Housing Corporation (HCHC) is a community based nonprofit public benefit corporation that develops affordable housing for low income households in Los Angeles County.  HCHC builds new housing and acquires and rehabilitates existing housing for families, senior citizens and households with special needs.

    POSITION SUMMARY

    The Assistant Asset Manager is responsible for the compilation and analysis of various financial, physical and compliance reports that will enhance the Asset Management Department’s ability to optimize property operations and advance the mission of the organization. The Assistant Asset Manager should have a basic understanding of accounting, insurance, property management, and rent/income restrictions for affordable housing. They must also have knowledge of and an interest in how environmental sustainability, fair housing legislation and accessibility for persons with disabilities impacts the design and operations of multifamily rental housing.

     

    The Assistant Asset Manager must be adept at using Microsoft Excel and must also have strong communication, organization and interpersonal skills to deal effectively with HCHC staff, residents of HCHC properties, vendors and government agencies. 

     

    ESSENTIAL POSITION RESPONSIBILITIES

    ·         Evaluate the capital needs of aging properties and develop a system for mitigating risks by prioritizing how and when capital needs will be addressed.

    ·         Conduct energy benchmarking for properties; collect building and tenant data and work closely with WEGOWISE to ensure that data is transferred to the Energy Star Portfolio Management System.

    ·         Research energy savings opportunities that are available for each property and coordinate efforts with the agencies that manage various programs.

    ·         Solicit/evaluate bids, check references and prepare contracts to engage vendors.

    ·         Quantify vacancy loss and cost of damages in units by monitoring a projects’ monthly operating reports.

    ·         Coordinate with the Resident Services Department to ensure that tenants who need assistance receive it in a timely manner.

    ·         Draft policies and procedures for the Asset Management Department under the direction of the Director of Asset Management.

    ·         Update Affirmative Fair Housing Marketing Plans for projects in the construction/development phase.

     

    OTHER DUTIES

    ·         Assist with the resolution of property-related issues that arise on a daily basis

    ·         Review and analyze Projects’ monthly operating reports

    ·         Review and analyze property insurance requirements

    ·         Input data on dashboards and matrices

    ·         Collect Monthly Site Reports on vacancies and delinquencies

    ·         Collect Annual Unit Inspection Report

    ·         Update demographic data for residents living at HCHC properties

    ·         Analyze Income vs. Expense ratios

    ·         Interface with onsite property management, maintenance personnel and tenants

    ·         Other duties as assigned.

     

    SKILLS

    ·         Strong written and verbal communication skills

    ·         Proficient in Microsoft Word and Excel

    ·         Detail oriented

    ·         Excellent follow through on assignments

    ·         Ability to organize and prioritize

    ·         Ability to manage multiple projects

     

    EDUCATION AND EXPERIENCE

     

    ·         Bachelor’s Degree or equivalent preferred

    ·         Minimum of three (3) years’ work experience in affordable housing or related field; preference for experience with projects financed with federal Low Income Housing Tax Credits (LIHTC).

    ·         Knowledge of accounting and property management preferably in affordable housing or related field.

     

    SUPERVISORY RESPONSIBILITIES - NONE

     

    PHYSICAL REQUIREMENTS

    This position requires daily use of office equipment.  May need to lift up to 40 pounds.

     

    WORK ENVIRONMENT

    The essential responsibilities of this position are performed in a busy indoor office environment and the employee must be able to keep focused in an environment with interruptions and distractions.  The position will also require frequent visits to properties in HCHC’s portfolio and to offices and companies with whom HCHC does business.

    TRAVEL REQUIREMENTS

    Frequent travel within Los Angeles County, primarily to properties owned and operated by HCHC.  Infrequent travel outside of Los Angeles County by car or airplane for trainings, meetings and conferences.  Must have and maintain a valid driver’s license and insurance as required by law.
