    Home Evaluation Specialist

    Location: Philadelphia or DMV Metro Area

    Type: Part-time, flexible hours (field-based)

    Pay: $50–60/hr

    Ideal for: Residential home inspectors, general contractors, tradespeople, or project managers with broad home systems knowledge and strong people skills

    The Role

    At Birdwatch, our Home Evaluation Specialists are experienced professionals who know and understand homes inside and out. Birdwatch's Home Evaluation Specialists have been in the field, understand how residential systems work, and can speak confidently with homeowners about what's going on in their space. That might be a licensed home inspector, a former residential contractor, or a seasoned maintenance lead with a wide range of experience.

    But this role is more than just technical know-how, it's also about showing up with warmth, empathy, and professionalism. You're one of the first people our members meet in person, so how you show up matters. Your visit sets the tone for what we hope is a long-term relationship, not a one-off service call. We don't do 100-page inspection reports, but rather a walk-and-talk-style evaluation, focused on giving our members clear, actionable insights into their home, without stress or alarm.

    The Opportunity

    Our membership is growing fast, and we need to add more of these team members for episodic, part-time work in both the DMV and Philadelphia metro areas. Schedules are flexible, and career opportunities are available.

    Work Hours: Including travel time, any accepted Home Evaluation visit will take up 3-4 hours of time in prep, data collection, and submission. Appointments would be scheduled generally in normal business hours, Monday to Friday 8:30 - 5:30 (unless you had other preferred times that we make available to members). Aside from some light visit prep work on a computer that you can do anywhere, the work is in the field at residential homes.

    Work Description + Responsibilities

    We want and need amazing customer experiences. So what is success in this role?

    People Skills : This role starts and ends with trust. While your technical expertise gives you credibility, it's your calm presence, confidence, and emotional intelligence that set the tone for a long-term member relationship. You'll walk into homes where people are vulnerable and in need of care for what matters most to them - their home. Listening, empathy, and clear communication are essential.

    Contracting Specialization : The ideal candidate brings experience from residential construction, general contracting, remodeling, or home inspection. This isn't about building out full reports for risk underwriting—but instead delivering a high-trust, practical walkthrough that helps homeowners understand their property's condition and future needs. You should be able to speak competently and holistically about home systems and identify both immediate concerns and long-term maintenance needs

    The qualities listed below, when paired with a background in construction, general contracting, home inspection, or home maintenance, make for an ideal candidate for this role:

    • You're tech-savvy and comfortable multitasking—snapping photos, taking notes, and engaging with members, all while staying focused and efficient
    • You know how to break the ice, build rapport, and deliver information in a calm, professional, and non-alarmist way
    • You prepare well by reviewing the member's onboarding details to create a personalized and seamless visit
    • You're proactive—offering help to your teammates when your schedule allows, and going the extra mile to support the team
    • You over-communicate when needed, ask thoughtful questions, and when you see a challenge, you're not afraid to suggest a solution
    • You can spot basic safety concerns like gas issues, missing detectors, or loose handrails
    • You know how to identify and explain routine and preventative maintenance relevant to a home's condition and systems

    Qualifications Education and Experience

    • Broad property and (hands on) maintenance knowledge a must!
    • Experience in home evaluation/inspection a strong indicator (2+ years)
    • Experience with training and mentoring is a plus!
    • Trade certifications are a plus!

    Required Knowledge, Skills and Abilities

    • Strong attention to detail
    • Superior customer service skills, including the ability to manage the full range of member personalities with clear, empathetic, patient communication
    • Independent operator: superior organization, time management, and problem-solving skills
    • Ability to recognize systemic problems and, when relevant, offer solutions to enhance and improve current systems
    • Ability to work indoors and outdoors, sometimes get into tight spaces, able to lift 50+ lbs
    • Knowledge of the geographic area (either Philly or DMV)
    • Your own transportation and ability to navigate the city
