Position Summary
The Housekeeper/Maintenance Technician is responsible for maintaining the overall cleanliness, appearance, safety, and functionality of the apartment community in accordance with company standards, policies, and procedures. Responsibilities include apartment turnover cleaning, custodial duties, maintaining community grounds and common areas, and performing general and preventive maintenance repairs, including carpentry, plumbing, painting, electrical, HVAC, masonry, and appliance repairs, as well as other projects assigned by the supervisor.
This position is expected to demonstrate initiative, professionalism, integrity, personal accountability, and discretion while maintaining confidentiality and conducting themselves in a manner consistent with the company’s Business Ethics, Employee Conduct, and Confidentiality policies outlined in the employee handbook.
Housekeeping Duties:
Clean unfurnished apartments to make ready for new residents. Completely clean bathroom and kitchen, including appliances, countertops, cabinets, floor, bathtub, toilet, sinks, mirrors. Vacuum carpeting and vinyl. Dust shelves in closets. Clean windows and blinds.
Clean rental office daily. Dust furniture, vacuum carpet in all offices, vacuum upholstered furniture, wipe down kitchen area, sweep copier/storage area, empty trash, clean all glass on doors and windows.
Clean community common area: pool and areas, wipe down tables and chairs, straighten lounge chairs and ensure seated chairs are set around tables, sweep pool deck area.
Clean community common area: restrooms. Mop bathrooms every morning, scrub toilets daily, fill toilet paper, soap dispenser, paper towel dispenser, toilet seat cover dispenser. Bathrooms are to be checked twice daily (morning and afternoon.)
Clean community area: Fitness center. Vacuum fitness center daily, wipe down all fitness equipment with Windex (or similar brand) spray cleaner.
Clean community area: Laundry rooms. Sweep under and behind equipment; wipe down washers and dryers, empty lint traps, empty trash, mop the vinyl flooring regularly as needed, clean windows and sills, clean glass doors.
Maintenance Tech Duties:
Follows all safety procedures and regulations.
Performs maintenance service requests (work orders) for the apartment community and completes related paperwork in a competent, professional and courteous manner.
Performs scheduled maintenance turnover work, noting safety equipment used and regulation followed on vacant apartments utilizing the move-in/move-out checklist, detailed unit status report, and company policies and procedures.
Regularly provides information to the Property Management Staff regarding safety concerns and the general appearance of the community to ensure, high quality, safe living environment for the residents and marketability of the community.
Provides on-call maintenance for evenings, weekends, and holidays as scheduled.
Retrieves and dispenses of any visible trash or garbage on the property in route to work assignments.
Performs other duties as assigned by management. Actual job duties and responsibilities may vary depending on the size of the community.
Knowledge and Experience
High School diploma or equivalent required.
Previous apartment, building maintenance, housekeeping, custodial, or related maintenance experience preferred.
HVAC certification preferred.
Specialized training or experience in HVAC, plumbing, electrical, appliance repair, carpentry, and general maintenance preferred.
Knowledge of First Aid and safety procedures.
Basic computer skills required, including the ability to create, manage, and close work orders.

Perform housekeeping, custodial, and maintenance-related tasks including cleaning, painting, carpentry, electrical work, appliance repair, HVAC, plumbing, pool maintenance, and general repairs.

Exhibit strong time management, organizational, planning, and coordination skills.
Work Environment
Works on-site at the apartment community and regularly interfaces with residents, vendors, and internal/external customers.
Work schedules may vary depending on the needs of the property.
Typical work hours may range between 8:30 a.m. and 5:00 p.m. Monday through Friday.
Weekend work (Saturday/Sunday), overtime, and on-call assignments may be required.
Flexibility in scheduling and availability is required to meet operational needs.
Physical Requirements
Frequently required to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, crouch, crawl, carry, push, pull, talk, and hear.
Must be able to lift and/or move up to 50 pounds.
Must be able to safely operate hand and power tools.
May be required to occasionally drive during the course of work.
Must maintain sufficient physical capability to perform all assigned responsibilities safely and effectively in accordance with company standards and professional expectations.
