Housing Management Resources is a full service property management
company, specializing in the management of affordable housing
communities. We are looking for a PROPERTY MANAGEMENT LEASING INTERN to
help out at our PROPERTY PARKER HILL in BOSTON, MA. It will be a great
opportunity to learn about many aspects of property management including
leasing, marketing and operations. Preffered candidates will have
experience in sales, customer service, and/or office administration.
POSITION SUMMARY: The purpose of this position is to perform all lease
administration functions for assigned property, and to provide complete
and accurate administrative support as necessary to the Property
Managers. Leasing Consultants are responsible for the marketing of the
apartments to achieve and to maintain full occupancy, assisting
management in measuring effectiveness of marketing programs and in
making periodic market surveys, and to ensure that objectives of the
ownership and management are met. EDUCATIONAL EXPERIENCE: * High school
diploma or general education degree (GED); or one to three months
related experience and/or training; or equivalent combination of
education and experience. * Specialized training is helpful. EXPERIENCE
REQUIREMENTS: * Knowledge of leasing normally acquired by prior
experience or sales background preferred. ESSENTIAL SKILLS AND ABILITIES

and as a team member. * Ability to work in an organized, efficient
manner with a high level of accuracy, attention to detail and
follow-through. * Intermediate computer knowledge. ESSENTIAL FUNCTIONS
Leasing * Maintain occupancy of the property at 98% or higher * Receive
cheerfully all telephone calls, stand and greet all in-person visitors.
Answer inquiries and provides rental information in an enthusiastic and
positive manner. Schedule leasing appointments. Convert prospects phone
calls into property visits. * Give tours of the apartment community to
prospective residents; determines the needs and preferences of
prospective residents, professionally presents the community and
specific apartments while providing features and benefits. * Notify
prospects of application acceptance or rejection within 24 hours of
acceptance determination. * Work closely with prospective residents from
initial inquiry through their residency * Prepare, process rental
applications, lease packets, renewals and any related forms adhering to
all fair housing laws. * Approve rental applications in accordance with
tenant selection plan and company guidelines * Handle all details of
move-ins, move outs, inspections and any related forms. * Maintain
leasing traffic records in Boston Post * Maintain live record of
available or soon-to-be available apartments in Boston Post *
Continuously review property's recertification process, including
completeness, accuracy, and timeliness of all tenant income
recertifications to ensure compliance with federal and state programs
and requirements. Complete recertifications at least 35 days prior to
effective date. * Maintain waiting list in accordance with agency
requirements, and ensure that the property is in compliance with all
other appropriate agency requirements. * Maintain courteous and helpful
attitude to both current and potential residents. Marketing * Implement
marketing strategies aimed to address your apartment community's
specific occupancy needs * Prepare periodic market survey to ensure that
your apartment community is competitive in the local market * Assist in
implementation of property specific Resident Retention activities and
programs. * Work with Senior Management as required and as needed to
implement the company's marketing procedures, to obtain assistance, and
to resolve marketing issues. Collections * Assist in maintaining rent
collection rate of 98% or higher by utilizing applicant screening tools
available and conducting thorough landlord verifications to ensure that
future residents are financially responsible. * Timely collect and
deposit all rental and other payments due from residents into property's
bank account. * Prepare and distribute late notices to residents with
delinquent accounts * Take corrective and/or legal action as allowed by
the state law to maintain required collections rate. * Continuously
review incoming rent schedules, rent increases, renewals and utility
allowances; ensure that accurate rent schedule and utility allowances
are implemented timely Reporting * Have comprehensive working knowledge
of application forms, lease and its related addendums; be able to
complete the documents accurately and timely. * Take ownership of
leasing activities and be able to provide leasing and marketing data
promptly upon request * Promptly process security deposit disposition
and move outs in Boston Post Administration and Personnel * Assist with
implementation and enforcement of company policies, plans, and
procedures. * Organize and file all applicable reports, leases, and
paperwork. * Maintain courteous communication with residents, applicants
and representatives of other companies. * Answer telephone. * Prepare
monthly resident newsletter * Type memos, letters, and leases. Tenant
Relations * Establish and maintain active resident relations programs by
promoting good will, in person, and in writing, in accordance with
company standards and policies, with all residents. * Continuously work
to maintain harmonious relationships with all residents. * Promptly
