Job SummaryWe are seeking an experienced Leasing Agent to join our thriving property management company. The Leasing Agent is responsible for all aspects of the leasing process, from introducing properties to prospective tenants to periodic inspection of actively leased properties. As a successful Leasing Agent, your goal is to achieve and maintain high occupancy rates and maximize profitability for clients. We are ready to hire a full time multi-unit and residential leasing agent. Candidate MUST possess an active CA DRE Real Estate Salesperson/Brokers License. Our office is a creative team dedicated to maximizing our client's cash flows and this position is critical to achieving our mission. We are anticipating growth beyond 20 percent this year and we're excited to bring on new personnel to help us achieve our goals! We are a small organization that enjoys a casual but professional work environment. We have been recognized as one of the top property management companies in 2020 and 2021. Current portfolio consists of ~305 properties over 1,300 rental units, primarily properties on the west side of Los Angeles. Primary duties include composing marketing and advertising descriptions, composing and executing lease agreements, showing vacant rental units (and must have reliable transportation), processing rental applications and working closely with our property owners. A strong candidate will possess the following strengths: 1. Communication - You are one of the very first people the general public will be interacting with. It is important to be personable, friendly and helpful when discussing our available rentals. 2. Management Skills - Managing and interpreting the calls and emails that come through are critical aspects of this position. 3. Technical Skill - Operating and using our software is a major element of the position. AppFolio experience preferred but not required. A strong knowledge of the Los Angeles neighborhoods is critical! A CA DRE Salesperson license or Broker's license is required. AppFolio Software experience preferred but not required. Bilingual in Spanish preferred but not required.
Responsibilities
Advertise vacant properties
Show properties to prospective tenants and inform them of all available amenities
Hold open houses
Qualify prospective tenants using background checks and references
Accept rental payments and provide receipts
Maintain deep knowledge of the local market and housing trends
Negotiate leasing terms and close deals
Inspect properties on a regular basis and schedule necessary maintenance/repairs
Provide administrative support and other duties as assigned
Follow all Equal Housing Opportunity guidelines, local laws, and company policies
Qualifications
Proven working experience in property management
Active CA DRE Real Estate Salesperson/Brokers License
Deep understanding of real estate law and leasing practices
Up-to-date on the local real estate market
Excellent communication, negotiation, and sales skills
Experience with property management software preferred
