    POSITION SUMMARYInHance Construction is seeking a Superintendent to oversee new construction of small format multi-family, double duplex and triplexes. This position is responsible for the direct supervision of multiple projects (3-5) and managing the day to day progression of each project during the building process. ESSENTIAL DUTIES

    Oversee day-to-day site operations and manage all site activities of subcontractors, vendors and utility companies.

    Manage all project safely procedures.

    Conduct site meetings with architects, engineers, designers, asset managers, project managers, third party inspectors and utility companies as needed.

    Schedule all Building and Safety inspections through permit final, including city clearances.

    Assist with supplemental permits, meet with city inspectors and consultants as needed.

    Generate daily logs and progress photos of site activities through the company’s management and reporting system.

    Manage subcontractor progress payment requests per schedule and job milestone verification.

    Build per plan and design document specifications.

    Ability to read and understand plans, design book and subcontractors’ scope of work (SOW), verify completion and quality of work.

    Maintain a clean and safe job site.

    Maintain quality control to company standards.

    Follow construction schedule and timelines.

    Gather and collect all warranty documents from vendors and suppliers.

    Conduct initial quality control checklist.

    Coordinate final quality control inspection and property stress test procedure.

    Punch list completion.

    Complete project hand-off

    SKILLS & ABILITIES

    5+ years of residential/multi-family new construction experience.

    Proactive and resourceful, strong ability to prioritize, solve problems and mitigate risks.

    Be systems minded, committed to tracking and reporting, well-organized and detail oriented.

    Team Player: collaborative, adaptive, flexible, good communicator, responsive and respectful.

    Demonstrate the ability to lead and positively motivate teams of subcontractors and vendors.

    Computer proficiency. Microsoft Office 365 and database software.
