ESTIMATOR (FF&E & CONSTRUCTION)
The position of Estimator reports to the Director, Preconstruction and acts as the key role in managing the scope of work, cost control, and schedule control throughout Phase 01 & 02 of the Innspace process.
Responsibilities:
• Analyze Property Improvement Plan (PIP) documents, drawings and other project
documents to gain a thorough understanding of the scope of work
• Create PIP Reconciliation
• Create and manage the Project Model
• Perform quantity take-offs on drawings
• Research and locate existing drawings and site photos
• Prepare estimate including procurement, furniture, fixtures, equipment &
construction material items
• Prepare and monitor progressive budgeting
• Develop Scope of Work bid documents
• Provide benchmarking
• Present prepared estimates to management and other stakeholders
• Work collaboratively with Innspace design team, external consultants,
subcontractors, vendors and other project stakeholders
• Navigate and understand building codes and Brand standards
• Spreadsheet data management and formula creation
• Set up project files
• Financial analysis and reporting
• Develop and maintain relationships with company vendors and subcontractors
• Administrative duties as an assistant to the Project Manager
• Develop and nurture vendor and subcontractor relationships especially with
national providers
• Explore ways for Innspace to reduce cost and improve profit margins through
efficient sequencing/ scheduling, value engineering, product sourcing, multiple
subcontractor bids
• Continuously improve systems and processes
• Contribute to team effort by aligning with Innspace values
• Innovate the Innspace methodology. Suggest future improvements whilst
maintaining loyalty to the current methods
• Work with interdepartmental team members on system improvements to drive
efficiency and best practices
Position Objectives:
• Prepare and present two Phase 01 estimates per month
• Assisting with ensuring minimum 3 bids per trade where applicable.
• Assisting with ensuring full kit Lockaway to Construction min. 6 weeks prior to
construction start date
Research & Development:
• Pursue individual professional/skill development (e.g. Smartsheet training,
Bluebeam training, OHSA certifications, General Contracting licenses).
