    POSITION SUMMARY :

    First Washington Realty is seeking a highly analytical and detail-oriented Investments & Market Research Analyst to join our team. This cross-functional role supports key activities across Investor Relations, Investments, and Strategic Research, offering the opportunity to influence capital decisions, external communications, and long-term portfolio strategy. The ideal candidate will combine financial acumen, research expertise, and strategic thinking with strong communication and visualization skills.

    ESSENTIAL DUTIES AND RESPONSIBILITIES:

    Provide Investor Relations Support

    • Obtain market data, visuals, and insights to support equity investor communications.
    • Respond to investor inquiries related to market exposure, leasing trends, foot traffic, and competitive positioning.
    • Analyze correlations such as CPI vs. rent growth or sales vs. occupancy.
    • Benchmark portfolio performance against industry metrics.
    • Prepare compelling presentation materials and market commentary for IR reports and senior leadership.

    Provide Investments Support: Acquisitions and Dispositions

    • Conduct market research and due diligence for acquisition and disposition efforts, including sales comparables, rent trends, demographic data, and competitive positioning.
    • Provide valuation support through market rent and sales comp analysis.
    • Summarize and synthesize third-party market data to inform decision-making.
    • Assist in the preparation of Investment Committee materials.

    Conduct Strategic Research and Obtain Market Intelligence

    • Track and interpret national, regional, and local trends in economics, retail, and real estate
    • Support strategic planning and capital allocation through data-driven insights.
    • Build and maintain research databases, dashboards, and GIS-based market mapping tools.
    • Develop internal market briefs and external thought leadership content.
    • Evaluate and recommend new research tools and platforms for efficiency and accuracy.

    QUALIFICATIONS, KNOWLEDGE AND SKILL REQUIRED:

    • Bachelor’s Degree in Real Estate, Business, Finance, Economics, Marketing, Urban Planning or related field required. Master’s degree preferred.
    • 2-4 years of experience in real estate research, investment analysis or consulting preferably within the retail or commercial property sector is preferred.
    • Strong analytical skills and work ethic. Excellent qualitative and quantitative analytical skills are essential.
    • Curious and entrepreneurial mindset with a methodical and detail-oriented approach to finding solutions
    • Experience with a broad range of primary and secondary research methods, both qualitative and quantitative.
    • Knowledge of and ability to use tools and techniques for collecting, collating and analyzing information on existing or potential markets to meet market needs.
    • Understanding of social media and digital tracking analytics, particularly their role in planning and reporting on marketing campaigns
    • Possess strong communication, writing, grammar, interpersonal and presentation skills. Able to clearly articulate complex concepts and analyses by transforming quantitative data into simple written communication pieces, (ex. PowerPoint presentations, Power BI, graphs, charts, etc.).
    • Is proficient with Microsoft Excel, PowerPoint, Word, Power BI, and Outlook. Preference for experience with Placer or other GIS tools.
    • Has excellent time-management skills and is able to meet deadlines effectively and efficiently.
    • Proven ability to work closely with leadership to define daily and weekly priorities. Actively seeks and accepts constructive feedback while giving the same.
    • Demonstrate the ability to think clearly and analytically to identify current and future market issues through research techniques and competitive intelligence.

    PHYSICAL AND ENVIRONMENTAL REQUIREMENTS:

    • Requires the use of a computer screen for extended periods.
    • Occasional lifting of 15 to 20 lbs.
    • Extended working hours and travel may be necessary. Can include up to 20% of travel.
