In this position, you will be responsible for overseeing the day-to-day operations of one of the buildings we manage, ensuring its smooth functioning and maintaining tenant satisfaction. Responsibilities: • Open the roll-up door at 7:00 a.m. for tenant/building contractors. • Supervise maintenance and janitorial personnel, assigning tasks and tracking progress. • Conduct regular inspections of common areas and address maintenance issues promptly. • Manage parking lot concerns, including lights, trash, and maintenance needs. • Coordinate with contractors during tenant build-outs and capital improvement projects. • Schedule and oversee fire alarm, sprinkler, elevator, and water pump inspections. • Assist tenants with security access/visitor badges and handle after-hours building access. • Collaborate with the Leasing Broker to showcase vacant spaces and assist in tenant move-ins/outs. • Maintain tenant lease files, update phone lists, and manage building-related documentation. • Prepare monthly reports, rent rolls, and invoices; handle rent increases per lease agreements. • Communicate with tenants regarding maintenance, building projects, and updates. • Manage vendor invoices, accounting entries, and budget explanations/variances. • Oversee CAM reconciliations, electrical reimbursements, and utility meter readings. • Act as the first point of contact for after-hours emergencies and respond accordingly. • Coordinate with monitoring services for fire alarms and elevators. Qualifications: • Some college is preferred. • Proven experience in property management is required. • Strong organizational, communication, and problem-solving skills. • Ability to multitask, prioritize tasks, and work effectively in a fast-paced environment. • Proficiency in Microsoft Office Suite and property management software. • Knowledge of building systems, maintenance procedures, and safety protocols. • Excellent customer service and interpersonal skills. Compensation: $45,000 - $60,000 yearly
