    JOB DESCRIPTION:

    An escrow assistant should be able to perform all duties of a processor and have an advanced understanding of the escrow process and terms involved. The assistant works closely with the officer, assisting them in all aspects of the transaction. Must have good calendar and follow-up skills.

    RESPONSIBILITIES:

    • Be able to review and understand the purchase contract and make sure it is complete
    • Request any missing information/documentation on new escrows
    • Open a refinance escrow and obtain all necessary information
    • Open a sale escrow and obtain all necessary information
    • Prepare sale escrow instructions and amendments for Officer to review
    • Prepare miscellaneous documents (Inter-spousal, Affidavit of Death, etc.)
    • Audit incoming mail/emails, check for completion and accuracy, address any issues/missing items and/or information and determine how to process it under Officer’s supervision
    • Prepare estimated closing statements for sale or refinance transactions for Officer to review
    • Input all bills, demands, and necessary information into the computer
    • Issue and edit checks
    • Order and abstract insurance
    • Audit loan documents for accuracy and compliance with instructions
    • Prepare necessary documents/amendments required for loan doc signing
    • Package loan documents and follow-up on the funding status
    • Send closing documents to title with completed transmittal
    • Sign up loan documents and other escrow forms
    • Audit preliminary title report and obtain necessary documents to clear items
    • Prepare basic amendments with limited supervision
    • Assist Officer with customers and phone calls
    • Request buyer and seller closing funds
    • Explain file status to agent, buyers & sellers
    • Obtain funding status from lender and follow-up on funding conditions
    • Order funding from a lender, balance funding figures, and set up recordings under the Officer’s supervision
    • Balance final closings under Officer’s supervision
