    WORK SCHEDULE: Hours will vary, depending on janitorial contract needs. This is a NIGHT TIME position

    WAGE: $21.00 to 21.75 per Hour

    POSITION SUMMARY:

    • Independently and with minimum supervision, the janitorial lead worker models exemplary behavior and provides the day-to-day oversight of work performed by, and the safety of, janitors and clients assigned to a janitorial crew.

    • Assists manager, supervisors, and other lead workers to provide adequate coverage and ensuring all contractual requirements are met.

    • Performs other assigned tasks to ensure the quality of all work performed. Responsible for inputting to the janitorial supervisor (primarily) and operations manager on site quality issues, overtime reduction, compliance with contractual obligations, employee accountability, and other matters as requested.

    • Janitorial floater will provide consistent janitorial services; assist other janitors in cleaning to ensure overall quality to the assigned locations.

     

    JOB REQUIREMENTS:

    1\. Must be able to pass criminal background check allowing entry into assigned buildings

    2\. Must pass drug screenings required by the company and customer to access facilities as requested.

    3\. Routinely communicates with customers via log book entries and contacts the operations coordinator when problem issues arise.

    4\. Performs Monthly Janitorial Quality Assurance Reports for the facility they service or as requested.

    5\. Performs daily spot inspections at each site for quality assurance.

    6\. Communication skills.

    7\. Must be able to prioritize and accomplish work tasks, ensuring quality work and maintaining a high level of customer service.

    9\. Physical ability to bend, twist, climb stairs, stoop, kneel, and reach overhead. Must be able to push/pull up to 25 lbs. and lift up to 25 lbs.

    12\. Physical ability to operate and manipulate various types of janitorial equipment.

    13\. Ability to service multiple buildings, set alarms, and ensure facilities are secured nightly.

    14\. Valid driver’s license, acceptable driving record, and proof of current vehicle insurance.

    15\. Excellent modeling skills.

    16\. Ability to actively participate in team development and team-oriented processes in a fashion that is professional and supports others’ engagement.

    17\. Leads and maintains cleaning throughout the facility with other janitors under their leadership.

    18\. Ability to safely drive crew vehicles, including trucks, vans, box trucks, and other company vehicles.

    19\. Ability to be available for after-hour emergency calls and overtime when needed.

    20\. Ability to troubleshoot issues cleaning and staff issues as they arise.

    21\. Pass all customers and company-required background requests and receive adequate clearance to qualify for entry into all company facilities and contracts.


    EDUCATION/EXPERIENCE:

    1\. A minimum of 1-3 years’ experience in general janitorial services.

    2\. Experience working with persons of all abilities.

    3\. Prior Lead of Shift Experience working with 2-3 staff.

     

    ESSENTIAL JOB FUNCTIONS:

    1\. Completes assigned work in a timely manner.

    2\. Has an up-to-date working knowledge of contract specifications and requirements.

    3\. Capable of modeling safe work procedures and best janitorial practices.

    4\. Communicate with the Lead Janitor or Supervisor when problem issues arise.

    5\. Fills in as required to ensure adequate coverage is available to accomplish all work.

    6\. Ensures that all site janitorial closets are maintained, cleaned, and organized in a neat and orderly manner. All Chemicals and spray bottles should be properly labeled,

    7\. Is aware of SDS books and the information they contain and are present and updated to date, always onsite

    8\. Follows and completes janitorial assignments and checklists for each contract to ensure the highest level of janitorial service is provided.

    9\. Attends required janitorial training and meetings and participates on teams as assigned

    10\. Monitors supplies usage in order to assure cost-effectiveness.

    11\. Ensures equipment is in working & clean condition

    12\. Fills in for other lead workers, janitors, or custodians as needed to ensure adequate coverage is available and all work is accomplished.

    13\. Performs other related tasks as assigned.

    14\. Performs regular daily cleaning duties to high industry standards

    15\. Follow, Adhere and model exemplary behavior based on all TVW Employee Policies and SCS Custodial Rules of Conduct

    16\. Capable of Cleaning, Servicing, and Maintaining a Janitorial Contract as a single janitor without a Lead onsite. Self-Driven to complete service and contract specifications on a nightly basis.

    17\. Must be able to work independently of a lead janitor at a worksite, completing service as a single janitor.

    18\. Secure and lock all required doors and successfully disarm and arm the alarm in such a way as not to trigger false alarms.

    19\. Performs daily spot inspections at each site for quality assurance.

    20\. Complies with all local, State, and Federal regulations, including ADA, BOLI, FLSA, and OSHA.

    21\. Models’ exemplary behavior.

    22\. Provides assistance to all crew members to ensure all work is completed in a timely manner.

    23\. Assists management in minimizing the use of overtime as well as the need to utilize temporary labor.

    24\. Ensures proper utilization of personnel (assignments) to ensure optimum efficiency.

    25\. Assists workers with time-keeping skills, including checking timesheets for accuracy.

    26\. Deals with issues involving site security, specific tasks, and other situations that may occur on the crew.

    27\. Trains, supports and corrects janitors in proper janitorial techniques and cleaning procedures.

    28\. Attends meetings and participates on teams/committees as assigned.

    29\. Ensures that checklists are followed for each contract (Q. A’s)

    30\. Train & Coach new janitorial employees in proper cleaning techniques and practices at the facility they service.

    31\. Communicate needs and Issues to the SCS Supervisor or Leadership in a timely manner.

    32\. Fills in for other lead workers or custodians as needed to ensure adequate coverage and the completion of all work.

    33\. Provides input for developing and coordinating workflow and processes to create integrated employment opportunities for people with disabilities.

    34\. Deals with issues involving site security, specific tasks, and other situations that may occur on the crew.

     

    JANITORIAL ROVE RESPONSIBILITY:

    • Completed Assigned work in a timely manner

    • No direct supervisory responsibility.

    • The janitorial rover is responsible for modeling effective work skills to crew members and assisting them in establishing good practices regarding daily routines.

    • Available for on-call and additional shifts as needed

    • Must be able to use personal vehicle to move between buildings or work fleet vehicle when assigned.

    • Available for Special detail projects and cleaning, with assigned equipment and training.

     

    INTERPERSONAL CONTACTS:

    • Has both internal and external contacts, but most contacts are with other janitorial staff and operations coordinators.

    • The most frequent external contacts are with janitorial site customers and site representatives. The types of interactions, for both internal and external contacts, involve information exchange and negotiation.

     

    WORKING CONDITIONS:

    • This position requires the individual to work in an environment where there is exposure to building temperature fluctuations, fumes, noise, odor, dust, dirt, chemicals, biohazards, and outdoor weather.

    • Other working conditions may include detailed work, working alone, equipment operation, disagreeable contacts (i.e.: aggressive/agitated individuals), and frequent interruptions.

    • May be required to attend meetings outside of regular shift hours.
